Great show. I wonder if you can also talk about South Bay. Was curious about South Bay given price and floor plans. However confused if go further away to Emaar South or look at South Bay or Heights which are a bit more connected to Dubai.

Thanks for your comment! Over the last few years there has been a lot of improvements to the community and surrounding areas. JVC can and will only get better over the next 2-3 years, with new roads, parks and green areas and JVT Mall.

Thank you for this wonderful video. I had a question regarding the supply in Dubai. I agree that there is a massive shortage in villas but reports say that people (because of the increase prices) prefer to buy properties instead of buying them. That being said, if I were to buy a villa, wouldn't the risk of NOT renting it babe bigger than if I bought a studio or 1 bedroom? Any insights?

Thanks for the insight into Tilal Al Ghaf. One thing I noticed is that properties that are yet to be handed over have not jumped in price as much as the ones that have. For example, Harmony and Elan have doubled in price as they have been handed over. While Alaya which has been delayed by a year has not doubled nor its anywhere close to being double. What's your take? Why is that the case. What do expect the price of Alaya to be at handover?

But even with a slowdown, the medium to long term fundamentals for Dubai and the future, remain very strong and positive.
