At what point does the market cool? It's been insane for the last 2+ years, would be healthy for things to slowdown before taking another leg up.

But even with a slowdown, the medium to long term fundamentals for Dubai and the future, remain very strong and positive. Thank you for this wonderful video. I had a question regarding the supply in Dubai. I agree that there is a massive shortage in villas but reports say that people (because of the increase prices) prefer to buy properties instead of buying them. That being said, if I were to buy a villa, wouldn't the risk of NOT renting it babe bigger than if I bought a studio or 1 bedroom? Any insights?
