This is the most confusing podcast.. where is the deposit? The actual cash ? If I go to an auction and I am the successful bidder and they want me to pay 10% today do I have the cash in my account to give to the realestate agent on auction day?

I don't think this is the right way to calculate the benefit from the negative gearing tax rules. The benefit from the negative gearing tax rules is just your marginal tax rate against the loss on the investment. You would benefit from appreciation whether these tax rules exist or not and whether you make a loss or not. It it still better to not make a yearly loss on the investment as you would save 100% not just 30%. Most of the benefit is from the accumulation which is independent of the negative gearing tax rule

I still can’t understand it!! Please help someone Honestly I understand both sections of the video. But I don’t understand how negative gearing a single property could give you any financial benefit. If the property is positively geared, say earning $100 a week, then your taxable income becomes $105,200 a year. If tax were 30% then take home income is $73,640, compared to $66,360 in the worked example in the video. Yes you pay more tax, but you also earn more money. You can still claim depreciation on property value regardless of negative/positive gearing I know there’s something I’m missing, or I am wrong. Don’t want to admit I’m stupid but I keep trying to understand the point of negative gearing, but cannot. Plz help

So the part I'm now struggling with.... If there is capital growth on an investment property, is that considered as income and you could get a nasty shock come tax time? So if you negatively gear and make a loss of $5200, but the value of the property increases by 50k, could you then owe 30% of that 50k in tax?

2:43 all good but you didn't add up the $500 pw rent. so job 100k+26k or you could have said your job's salary is 74k then there is 26k rent =100k p.a. to make it easier to understand.
