Apparently, bracken is very similar to fern , the difference is in the stem. And it’s very invasive. I’ve got fern in my garden which just arrived, of its own accord, I never planted it but it’s very welcome to stay as it’s just grown a little bigger and healthier looking It’s certainly not taking over.

I loved the 2nd house but I think the 3rd house won me over with it's layout, extra bedroom and bathroom, and 40k cheaper budget. Yes the 2nd was detached and had more acreage but I can compromise on these for that amazing master bathroom.

I loved the 1st house, it was spacious and cheaper than the 2nd but it didn't have the curb appeal the 2nd had, plus the road and it would need some bathroom updates. However, the 2nd house had more land, planning permission already approved to add more buildings and a house that was sizeable that didn't need much updates. Although the mystery house was lovely and below budget, it would be too much work to take on and the main house needed a lot of work as well as the outbuildings.

My favourite was the 1st one. Beautifully done, turn-key, i wouldn't need to change anything, 3 great sized bedrooms with one already set up with office space, beautifully updated family bathroom with a bath and shower, a beautiful kitchen and living room both leading outside, one of my favourite layouts, the seperate laundry room and storage space plus tje courtyard which with the 10k saved off budget i could easily turn into a small grassy garden or elevated vegetable patch. It was more expensive than the mystery house but there is no service charge and iit is in a better location, close to the beach plus no updates needed or hexing to share anything with anyone. The 2nd property was a no no for 320k.

I loved house number 2. It was on budget and move in ready but i would pick the mystery house because at 600k it was more value for money and also had income potential

The 1st house was really lovely but i would go with the mystery house because of the huge downstairs bedroom with ensuite which would make a great master bedroom, the rooms were all a great size and the bathrooms won't need any updating. It was also the cheapest

I loved that 1st house as well. When i saw the kitchen and living room of house 2, i was a bit conflicted due to the extra space but the upstairs of house 1 was better plus house 2 was more expensive and didn't have an outbuilding. The mystery house was gorgeous and was the cheapest, it had a big beautiful master bedroom and the kitchen & living room was gorgeous as well but it had a carport, not a garage, only 2 bedrooms and the garden was too small.

Houses 2 and 3 were great but my obvious choice would be the 3rd one, the mystery house. It was gorgeous. Bright, airy, modern, 4 bedrooms, had more space.

I loved the 2nd home. It was the cheapest out of the three, had a good layout with the downstairs bedroom already set up with an ensuite, good sized upstairs bedrooms, double garage, outbuilding, orchard and wasn't as remote as the mystery house.

That mystery house was lovely. Like she said, I would give up on an ensuite to have a grand room like the ones there. With 6 bedrooms, you can always do whatever you want. Hopefully they will be able to look into what they can do with it being grade 2 listed

21:29 Look at the layout. What is the point of two en-suite bedrooms at the top of the plan? If people have their own entrance, but all the space they have is a bedroom and a toilet, they are basically confined to their room unless they want to go outside and enter the main house. No visible bathroom or WC on the main floor - unless the 'utility and boot room', which seems to be accessible from the outside as well as the inside, is actually a WC? There is so much wasted space, for example in that useless entrance hall that's just really a corridor and at the top of the stairs - stairs that are absurdly narrow (one person wide), when they could have used the same acreage in the entrance area to have a much wider, more gracious and convenient staircase. You have to walk through the kitchen to get to the living room, and through the kitchen and hall to get to the stairs (and - if it is a WC - the WC). To move food from the kitchen to the dining room, you have to carry it through the entrance hall and around the stairs; that needs to be a study, not a dining room. What makes architects think that having to step down into a living room, step up to the hall, step down into the kitchen is practical or safe for anybody at any stage of life? It's impractical if you've got toddlers; it's impractical for elderly people; it's impractical for handicapped people; it's more likely to result in guests making a mis-step and falling. It's a complete MESS. Yet this house was supposed to have been built just before the year 2000, and was built in such a bizarre and impractical and unworkable way. It's like they wanted to include all the things that make 'character properties' uncomfortable and inconvenient: a layout that turns the whole house into a long corridor, narrow stairs, wasted spaces, rooms on the same floor being on different levels. Stupid design and wasteful. Oh, and that kitchen is butt-ugly.
