Well this all sounds good and everything but I'm not so sure that a tenant buyer would be willing to pay twice as much more than the area comps are paying. And I'm not so sure the seller would be willing to take half of what the area comps are paying. that is unless the seller and the tenant buyer both are real gullible and ignorant of what is fair payments for that area or they are very highly motivated to do so bc of their bad bad credit. But then again there are suckers born every minute as the old saying goes. Huh? Especially when you don't have to deal with banks.
