The top 3rd floor is a bonus room with a bathroom and 2 balconies, one significantly larger than the other. I made a mistake in the video and said there was only 1 bedroom on the main level but there are actually 2 with a jack and jill bathroom. The 3rd bedroom is the primary on the 2nd level!

Hello Mr. Mack! I'm new to your channel, and this is my second video. I get good vibes from your presentations. I'm in Malibu and am now reconsidering Newport and Laguna. Aside from the fires, my reasons for wanting to kick the tires are that down there, I could be much closer to an international airport, a small airfield, and a harbor for my future boating hobby. I could also easily locate my next venture in nearby Irvine. My biggest concern is what you talked about in your 6 Waves End video when you mentioned maximizing lot usage. I do have neighbors right next to me but we're sitting on just over an acre with unobstructed ocean views looking over Westward Beach on Point Dume. Our neighborhood is not gated but our home is and I love walking around our neighborhood. No contact with any brokers yet but I've spent a few hours looking through RedFin and Zillow, searching Newport Coast and Laguna Beach. Apparently, there is no such thing as an acre of land with unobstructed oceanviews in either city? And I guess Newport and Laguna aren't really into gated motor courts.

Orange County is wild! Lots of money funneling in and out of this area. We've experienced working with buyers who are looking at their 5th home as a home they can visit in Southern California. It isn't uncommon for some of these multimillion dollar mansions to be empty most of the year.

Having experience living in a 3 level condo in my 20's, this place is NOT for an older couple. Too many stairs. Great started condo for a young and small family. An elevator would have been a great idea but who knows how much that would have changed the cost/value.

This idiot would! In fact my wife and I have our eyes set on a cool spot in the flower streets within 1-2 years. You'd be surprised, this area is quite high in demand. Not for everyone, smaller lots, tighter homes, high prices, low privacy, tight parking.....but Location to the ocean and the village shopping is on another level.

Maybe the best house you have toured! (Top 2 at worst.) This place rocks. The double-lot is fantastic and so are the Fleetwood doors. That open-air living is VERY Newport Beach. Only wish the cabinets in the kitchen and the rest of the house were better looking. Just saw this go down by $2M and I think that's a shame. There are other homes asking similar prices that don't hold a candle to this one.

Honestly I agree, this place is one of the coolest properties we've been in. Although some of the features inside are darker and older, the upstairs felt a bit tight to me, I really did love the location, views, and size of the lot...not to mention the indoor/outdoor vibe. I think that's a must in NB. One feedback we got from a buyer that reached out to us directly to view the property mentioned was that although the slip could accommodate a huge yacht, the bridge on PCH that a boat would need to go under to get to the slip would limit how big of a boat could get through. This. hasn't been verified but definitely something to consider in escrow for the ultimate nautical buyer.

Definitely don't think the location is horrible. Does it have it's draw backs or negatives, of course, like a lot of real estate in dense areas, however for the right buyer, the pros out weigh the cons. For example, my wife and I don't have kids, we love small, easy to maintain spaces because we don't love cleaning large properties. We want to be able to walk to shopping and the beach which this area offers, and enough outdoor space for our dogs, which is limited here but enough to get by, and we'd have to walk them more. It's not for everyone but it is for some. Make sense? Thanks for watching and commenting.

Newport Coast is an amazing area, but it's apples and oranges in terms of the real estate and lifestyle that buyers and owners are looking for. The tight flower streets aren't for everyone, especially people looking for privacy, but it is for many, and prices continue to rise.

All of a sudden, 10 thousand people who like the beach lifestyle are going to be looking for homes, big and small. Personally, I think this is terrible, but I recognize how those who love the beach find it better than living in... Yorba Linda and they are willing to pay for it (in the many ways listed above.)

I’m with you. I don’t see anyone living here full time, but maybe I’m wrong. I think whoever ends up owning this place will come during peak season and will expect the noise that comes with the territory of owning in this location. I see it being used 3-5 times per year for a week or 2 at a time…..

Love that interior pocket door! That opens things up a lot. Also like the TV in the master bathroom. 👍 I want to drink a mai tai and sit in that hot tub on the upper deck as the sun goes down. It's crazy that there is a difference between growing up in the OC and growing up in a beach town. Having lived in the OC all my life, I don't value the beach enough to make this house worth it. But those who have grown up in Newport, HB, CDM, and Laguna appreciate being able to walk to the beach, even more than the mess of dealing with parking, crowds, small but EXPENSIVE homes, etc. It is truly a different mindset.

This place isn’t huge but for the right individual, couple, or super small family, it could be perfect. Is the location perfect? Beautiful house, bad location. Great view ... of the parking lot. Will always have busy traffic and noise, the donuts in the parking lot are proof. At night you will always have the parking lot lights. For $7M, you can get better in a quieter area that still has a view.

I agree with you 100%, for that buyer looking for privacy and peace and quiet but not everyone wants that. This home is definitely not for everyone. Believe it or not some buyers are cool with lights and noise, I know from experience. I’ve helped buyers that want me to avoid neighborhoods that are too dark and quiet. To each their own right? PS….the donuts in the parking lot are excessive, that needs to stop. Thx for watching and commenting!

1st ☝️❗I really like the interior design and the color 💯 That main living area is gorgeous 😍 Amazing views as well. A little too cozy with the neighbors within spitting distance, (literally) but like these two said, it's a personal thing. I think this would be a great secondary home, or for your sibling(s), or a great first home. Foot traffic could be an issue, but that could be turned into a plus . The scenery would be constantly moving and changing providing its own entertainment. And the views ? WOW 😱💦🏄🏊🌅⛱️

CA wants to ban gas stoves and possibly shut off gas utility so you will need to switch to induction cooktop by 2030. Might as well have made it electric to begin with and not assume CARB will be overturned as it doesn't seem likely even with Trump in office.

Not at all. 5% is pretty standard appreciation in a normal market however there’s nothing normal about our market since 2020! Each area is different but Newport is a bubble and keeps thriving.

I love this kind of question as most of my business revolves around creating a scenario around people and their lives! So it's rare that my sellers can afford to buy another home before they sell their first home as most of their equity is tied up in the property they are selling. There are multiple ways to make this move, however here are the top 3 ways we usually make it happen. 1. We list their home, and focus on negotiating a rent back for a period of usually anywhere between a couple months up to a year. 2. We list their home, sell it, and they find a long or short term rental until they find their next permanent home. 3) We submit a contingent offer on a home asking the seller to give us time to sell their primary residence, usually we ask for 14-30 days depending on price, but more if we think we need more time and we think the seller will give it to us. Can the seller afford to buy their home before they sell? This happens 20% of the time, and it makes the process significantly easier becasue they buy, move out, and then we stage and sell. The key here is there is no one size fits all and every seller/buyer has unique needs and resources. Althought homes in this price range take upwards of 2 years to sell, this property sold for $33,333,000 in 71 days! Mind blowing. And yes, it was an investor that built the property and sold it without living in it.

Only thing I truly see different here is how long a house of this magnitude stays on the market - so the timing is a bit different, but the process is basically the same. It’s all relative. A $1,000,000 home is expensive for a first time buyer, and a $10,000,000 is expensive for a multi-millionaire. At the end of the day, regardless of how many zeros there are, people are people and the way they move can be similar. Strategies overlap.

You can get something in the flower streets of CdM for the low $1000s, however homes here sell for upwards of even $3000/ft that are ocean front or very close to the water. $2000 is a medium price per sq ft...this place hasn't sold yet, we'll see what the final selling price is soon. How do you know so much about price per sq/ft in this area?
