Question: As a seller, if a house like this takes roughly a year to sell, if the person is upgrading to something better, does this mean they have to have the money to afford two mansions at the same time? You can't buy a $50M mansion contingent on this house selling - sometime in the next year, correct?

I love this kind of question as most of my business revolves around creating a scenario around people and their lives! So it's rare that my sellers can afford to buy another home before they sell their first home as most of their equity is tied up in the property they are selling. There are multiple ways to make this move, however here are the top 3 ways we usually make it happen. 1. We list their home, and focus on negotiating a rent back for a period of usually anywhere between a couple months up to a year. 2. We list their home, sell it, and they find a long or short term rental until they find their next permanent home. 3) We submit a contingent offer on a home asking the seller to give us time to sell their primary residence, usually we ask for 14-30 days depending on price, but more if we think we need more time and we think the seller will give it to us. Can the seller afford to buy their home before they sell? This happens 20% of the time, and it makes the process significantly easier becasue they buy, move out, and then we stage and sell. The key here is there is no one size fits all and every seller/buyer has unique needs and resources. Althought homes in this price range take upwards of 2 years to sell, this property sold for $33,333,000 in 71 days! Mind blowing. And yes, it was an investor that built the property and sold it without living in it.

Only thing I truly see different here is how long a house of this magnitude stays on the market - so the timing is a bit different, but the process is basically the same. It’s all relative. A $1,000,000 home is expensive for a first time buyer, and a $10,000,000 is expensive for a multi-millionaire. At the end of the day, regardless of how many zeros there are, people are people and the way they move can be similar. Strategies overlap.

lol, fair enough…this place is huge….14,000 feet, it’s hard not to give off that museum vibe but I’m sure once a new owner moves in and brings their own personality to it, it will be great. Really gotta be inside to understand how intimate the flow actually is. I get it tho.

There is real skill needed to make a mansion feel warm and inviting, and using the same paint, flooring, stone, or wood in every room doesn't cut it. Every room needs a purpose, and when they all look and feel the same, mansions take on office/corporate/sterile vibes.
