What type of engineer did you have design this or any recommendations to find an engineer?

We are out in the country but we have 30/50 water, cable and septic systems. Shade trees, fire pits and picnic tables. There is also a 1/2 mile wooded walking trail. Future plans are laundry and adding a dumpster. This county is growing quickly from outsiders moving in. They don’t like RV parks,, so they complain about them. The county reacts by adding requirements, restrictions and zoning. It’s driven the price of RV lot leases way up.

Hey I am also in the Houston area. I've been looking at deals for awhile, feels like none of them can support debt service at the prices they're asking. How rare are buyable deals? Trying real hard to find our first park, appreciate thes le videos they help a lot.

Keeping up with that cost breakdown can really help your accountant in doing a Cost Segregation. Which helps you use accelerated depreciation methods to increase your tax deductions. I wish that all my clients did that for me.

Totally agree with bigger pads. As a former long term tenant small pads suck. I have also got to know several of the park owners and they all said small pads complicated management because people get nasty when they are crowded together

How do you account for debt service? For example if some properties are at a 9% cap but the loan to purchase would create negative cash flow then what? Interest rates are high right now feels like thats most deals.

if you are just trying to tag a value, debt service is not a part of the equation. But if you are looking for cash flow, then its super important of course!
