Keeping up with that cost breakdown can really help your accountant in doing a Cost Segregation. Which helps you use accelerated depreciation methods to increase your tax deductions. I wish that all my clients did that for me.

Thank you for your effort to putting this presentation together. I honor you and your team. So the final question is if this is a total of cost for 40 or 50 PADs? On the spread sheet states 40 but on your presentation you mentioned you guys ended up building 50.

Why is the well and electrical so expensive? I had a 500 foot well dug here for $8k

electric also included setting up panels. Consult your local electrical contractor. :)

@@henrymendez4541 Its all about permitting here. Takes months. An account rep. Pestering. Once you serve over a certain number of people the well has to past lab test to be done right. Drilling a well is easy... takes 2 weeks. It's the permitting that takes forever.

I would be really interested in if there is an increase in occupancy after the expansion. It all looks good on paper but would be a disaster if you dropped the occupancy to 40% due to doubling the spaces and not filling them. That is the question I keep having as I look for a campground to purchase, what is the draw to get more people in to the campground?

@@RVParkProfits Mostly just wondering about how a typical park preforms in relationship to operating at or near capacity. I realize 100% occupancy too often is really a sign you are not doing something right. Either your price is too low or your are not large enough. So if you only ever hit 80% occupancy and double your size how difficult is it to bring guest in?

why was their gross revenue so low? $84k from 19 full hookup spots at 78% occupancy equates to an average nightly rate of $15. What am I missing?

That was not really a main worry to make the purchase. It was all about the ability to add value.
