I'm skeptical that the experiment is underpowered with just 80 listings. I'm also worried that pre-post could lead to skewed results. For example, if the pre-period is say during February, and the post period is during March, the seasonal increase in bookings obscure the true impact of instant booking

Correlation and causation? Could it be that hosts that are more likely to swallow the fee are also more likely to have better photos/descriptions/listings that would also help them get on the first page?

Just correlation. It's statistically impossible to arrive at causation unless only single factors are at play.

Our results suggest Broken Bow has one of the largest increases in revenue from getting a pool out of nearly all the cities we ran the numbers on. With a relatively high correlation score (.52), and with about 32% of the revenue being explained by just the variable of pool, we are seeing a near 39k increase from having a pool on the low end (YOY). The downside to the broken bow study is our sample size is not very large (less than 40 listings in the sample).

Unfortunately that is too small of a sample size to run, but for Dallas Texas, the correlation is extremely low, and the average improvement is around 700 dollars YOY. The R squared value is also low, making it hard to determine exactly how much revenue can be attributed to having a pool in that area.

According to our data, having a pool in Las Vegas correlates with an average increase of $5,534 / year (extremely close to the national average in fact!). However, the relationship in our Las Vegas regression is very low, thought not zero, meaning while that is the average improvement, it is unlikely that adding a pool will get you close to that same return. The variance is high, so you could have much less or much more.

If your beds sleep 6 but you can sleep 8 via a sofa bed or air mattress, isn't there a downside to removing the extra guest fee in that you are pricing for 8 instead of 6 and groups of 4-6 will be priced out because your pricing is too high?

Could the analysis be flawed since a host may only choose to do the promotions / discounts for hard to book days (weekdays or periods before big holidays)? Therefore you’re comparing the discounted performance of harder to book days (post discount) vs a regular open calendar (pre discount).

That would be the case if we were comparing discounted days to regular non-offered days like you're saying, but in this case we are just comparing the exact same days without the discount, to when those exact same days become specially discounted, so it isolates the change from that specific variable.

Search impressions < FP page impressions < Click < Booking I'd be interested to see is any of these amenities actually affected bookings before I plunk down the expense and maintenance of a crib on the property. Finding a musty crib is a very efficient shortcut to 4 star review city. Not to mention scheduling inspection for the crib to make sure it remains safe to use after each booking. Before I commit to this I'd want to see evidence that it actually gets me booked.

Im one of the support ambassador from Airbnb resolution 2. And you're right its not adviseable to advertise yourself as a professional company. A lot of guest spending too much time looking for something to complaint and ask for refund most of their reason they think you are huge company it wont hurt you to provide free stay/refund or compensation 😂 If the result of our investigation is "No Violation" We were force to cover the refund and justify our action for taking loss for the sake of a good survey from these entitled guest 😅😅😅

Great video as usual. If you're taking requests for future videos, I'm interested in the data showing an effect if any with the variable AVAILABILITY WINDOW which governs how many months of your calendar will be available looking forward. Options in Airbnb are: 3, 6, 9, 24 months.

putting in a bottom badge seems like a bad idea, the markets already going down if those pull their listings then the bottom 10% becomes wider, causing the above them to become the lower, and so on and so forth

That's a great point of clarification! Yes, you cannot filter by laptop friendly, however, its a setting that airbnb uses to determine if your location can be under "dedicated workspace". Thank you for catching that!

Yes! We talked to our Airbnb account manager and they said pack n plays count as cribs AS LONG AS you say it's a pack n play (clarify) in the description.

Correct. It's purely based on demand (clicks and conversion rate) statistics. So when you tweak your pricing, it will not change the likelihood of getting booked until your demand starts to shift.

What’s the ratio of comments to followers/ to post likes that you’ve seen is a proper balance to demonstrate authenticity? Love to hear about your influencers data specifically since you clearly had success with them.

For platforms like Instagram, likes need to be in the multiple hundreds per post (minimum) and comments at 50+. For KZbin, generally average views per video need to be at least in the 10k+ range.
