Thanks for the video, ladies. One thing to keep in mind is if you’re buying your home for the long term, it doesn’t matter if the market crashes because you will still also be in it when prices rise again and even surpass what you paid for it. This was my experience being in my home for 14 years. That said, sometimes life happens and your plans must change.

Hi Peter, In the Cottage series, the smaller homes, the lots range from $15k- $30K. In the Lake series they range from $195K - $250K. They will do To Be Built thus the lot price sheet. I am not certain but I don't think there are any completed specs right now but 5 or 6 city homes coming soon. I will confirm and get back to you. BTW, I love David Weekley's style also.

Thanks for the video. The walk in closets are nice in the Odyssey and the fabric hurricane shutters are less cumbersome to install than the metal ones. Interesting that they installed LVP instead of tile but didn’t go all the way through and split it with carpet in the living room. Would be nice if they would allow you to get LVP installed instead of carpet and in the living room and just charged for the upgrade seeing as you can contract the houses starting two months before completion, by which time they may not have yet installed all of the flooring.

Thanks very much for this report! Although the inventory for condos was trending upwards, it’s surreal to see that it has finally surpassed six months’ worth. After literally years of hearing there was not sufficient housing inventory, especially in Florida, it’s hard to believe the day has finally come when the market has turned (at least with respect to the condos). Hopefully rates will lower in the coming months and buyers will find it more affordable to purchase condos despite higher association fees to set aside reserves for new assessments being levied per recent laws enacted. Hoping for the best for both buyers and sellers! Thanks again.

Hi coralpetals! Increases in HOAs are too hard to predict as there are so many factors like insurance which no one is happy with at the moment. Usually, after a community is built out and sold, the HOA is turned over from the builder or their hired company to the residents. THen the residents form a board and the operating of the HOA may be done by a management company. CDDs are usually 25 - 30 years. It's a bond the builder takes out with the county. Homeowners rarely pay that off. It's just wrapped in with real estate taxes. Hey, thanks for watching!

@@FloridaGulfCoastLiving I echo Susan's remark. Way too many factors to estimate how much an HOA will change. The community I live in held HOA Dues constant for about 10 years. Recent increases in gas, and therefore, landscaping, have led to a slight increase in HOA dues. CDD's are generally created on a 30 year bond, however, there is a possibilty that a CDD may be extended. I would consult a real estate management attorney for those specifics.

I’ve never lived in an HOA but feel if a cost increase is one we know is coming, it’s something we can start planning for well in advance so it doesn’t hit like a wall of bricks. Thanks! The earrings are from J Crew this Spring. The pantsuit is from Boden (UK/USA) a few years ago. As you can tell, I'm quite petite in height, and they offer a nice range of sizes both Petite and Long. I love the vibrant colors in their fabrics.

I will get Judy to answer the lanai question but basically you can extend the lanai as long as it doesn't go beyond the lot line. Not sure about the fence. Probably a low 4' metal fence especially if on the water as you can't block the view for your neighbors. And the noise was definitely from the community construction.

We often share incentives offered by individual builders too. The challenging part is these incentives and prices change frequently so if you are planning for later in the year, they may no longer be relevant.

Thanks for watching Bradley! Typically you would estimate your HOA insurance to cost 1.5% of the price of the house. New homes are easily insured with all of the improved construction codes.

Hi, and thanks for your video. Is a recent bank statement sufficient for proof of funds to do you need an actual letter from the bank? Also, does this community have sidewalks on both sides of the street and include any walking trails? Would also be nice to know what are the current HOA and CDD fees a year later. Thanks in advance!

Hi Coral Petals - For POF, a bank statement is usually sufficient. We encourage you to black out the account information before you send it over. As I recall, there are sidewalks on both sides of the street. As for walking trails, this is still a community under construction. I know of one, and possibly more planned but I can't confirm that right now. I''ll work on that. The sister community, Crosswind Ranch will have more natural areas and more trails. HOA and CDD dues are dependent on the size of lot and type of home. The Villas have more outside maintenance so they have higher HOA dues. The Single Family Homes HOA was $45/Q . CDD varries from around $1300/year for Villas to $2800/year for the larger lots. Do you live nearby or do you plan to visit? I can get information on specific homes for you and plan for your visit.

If you'd like to set up a zoom call, we'd love to hear more about your requirements for your home and travel. Personally, I like the Parrish location - still an drive to Tampa & St Pete but also super easy access to Anna Maria Island, St. Armands Circle and Sarasota. It's also convenient to several airports for trips that take you farther away.

Thanks for watching and please subscribe if you have not already. No it’s not a 55 +. Currently Crestwind by Kolter in Lakewood Ranch is the only one selling right now. Del Webb is sold out but the possibility of a resale is there. I believe there are plans for 2 more coming in 2025. Is that your preference?

That will be Kolter but not a Crestwind Community. We should have details for both late in 2024. What about a 55+ Community interests you? North River Ranch may still have some feature and amenities you'll like.

Hi @onemichelle. I wish I had the answer to your question. I have 2 people that are being priced out of their condo because the HOA fees have doubled to pay for increased insurance rates. After the awful event in Surfside, Fl. "the state requires a "Milestone" inspection to determine the condition of condos that are of a certain age. buildings that are three stories or taller can now undergo a “milestone inspection” after being occupied for 30 years, unless local officials deem that there are “local circumstances, including environmental conditions such as proximity to salt water,” that would require a milestone inspection every 25 years if they were within three miles of the coastline." Because many of the condos on Siesta are of that age they are required to get that inspection which may or may not affect insurance rates. At this point, it is my guess that rates have hit the market and most HOAs are feeling the effects. Will there be another increase? It's too hard to say. Supposedly the insurance market is in the process of "righting" itself. But will rates go down? Perhaps with major improvements like new roofs that might get paid for by an assessment, the rates will decrease. Buying a condo requires a look at the financials, the meeting minutes and the current and proposed budget. That way you know if the expenses are going to be more than the reserves on hand as that would require an assessment or an increase in monthly fees. Let me know if you want to investigate any condos on the key. I live around the corner and love going out there with customers. I hope this helps.

Hi, the sales rep., Billy, says they don't have a price for the model but you could build one comparable for about $1.25M. A Crystal without the bonus room with a pool and lot included would be around $820K and in fact they have that one listed in the MLS. Hope that helps. Let me know if you are interested.

My husband and I went to tour the model home there last year and really fell in love with the location and the Inland Homes. Beautiful craftsmanship and liked the layouts. Prices were reasonable in comparison to other builders. Not quite ready financially to buy yet but this is definitely on our radar. ❤ We love your videos 😊

Hi Doreen, Thanks for watching! I went to Vistera after I saw your comment because I didn't remember seeing any apartments going up. Well, indeed there is an apartment complex being built just outside of the entry to Vistera. It is a luxury apartment development that will be gated and they will have their own amenities. Visteria will have 2 entries/exits and will also be gated so there won't be traffic coming from the apts. through the community. Don't know the name of the apts. but if they are luxury and they say they are, then there won't be any problems.

Yes, I agree! Just an additional 1 foot for each lot makes a big difference going from a 10’ to a 12-14’ space between homes makes a big difference in the feeling of having more privacy. But most new home communities are more like 10-12’ max. Makes for tight living space.

I really like the location of that community. Close to 75 and the ability to use Buckeye as an alternative to Moccasin Wallow. I find that their layouts are also a bit more interesting.

It is in a great spot- expecially if you are commuting to another area for work. They offer thoughtful floor plans that provide an unexpected amount of usable space.

It’s unlikely they’ll fall anytime very soon. Too hard to say about the builders. We don’t get their data about sales. I wish we did.

If ever there was a bad time to buy a house it is right now. Far too much uncertainty in the economy in the near term and the next 6 months will be very telling. While buliders are offering incentives, what is being offered is not very exciting considering just how far prices appreciated. I mean paying a buyers HOA for a year is just not going to cut it.

Hi and thanks for watching! I think a lot of people would agree with you about the economy in the coming year. Election years are always a little shaky. Incentives are usually targeted to variable factors but are not deep discounts unless it is an inventory home.

Well, my crystal ball is broken so I can't predict but IMHO, rates need to fall and prices stabilize for sure.

Cardel is big on windows and with the added height of this great room they took full advantage. Not sure why they put carpet in the bedrooms, interesting. It may not be an upgrade at all.

Floors are nice . Should be in bedrooms. Carpet is cheap and shouldn’t be upgrade

Beautiful home. The builder should have deeper cabinets around the refrigerator to provide a built in look. It looks cheap as is.

Hi, Thanks for watching. This is a gorgeous house. I am not sure what you are referring to but the cabinets are as deep as the rest. THe frig does stick out some but maybe counter depth wasn't available? IDK but you can build whatever you want with Cardel as the design center is limitless.
