Hi great vid, fellow Landlord here, I'm just trying to understand why you would go down the single let route to social housing as rents are relatively low, I understand that the maintenance is done by them, but if you are having to pay higher rates to borrow, surely the HMO version would be a lot more viable, or renting to a family yourself and potentially getting a much higher rent and lower mortgage fee!! Many thx am I missing something 🤔

The question I have is if the tenant defaults on rent and stops paying in a normal commercial lease you can take possession quiet easily by changing the keys. However in this situation their are vunrable tenants ( their agreement being with the defaulting tenant) so they will be paying the tenant and may refuse to to pay the landlord direct (rightly so). In this situation I presume that the landlord will need to in fleffect follow the same route as ast to follow the eviction. Please can you clarify thankyou

Another great video Lisa with loads of knowledge shared! You mentioned about most providers paying Market rent, or lha rates + 10%, what do you think about companies like social housing group, citygate and the likes who are claiming they work with providers offering £1000-£1500 per month above market rates for properties? Are they legitimate? They do the r2r model, where they rent from landlord, and then rent back out to providers for the markup supposedly

Thanks for your kind words. I can’t really comment on their model but I do know rents in the supported living sector are under greater scrutiny than ever before and local authorities are looking to see justification for rates for all exempt rents. I also know most of the quality providers I work with are not keen on leasing properties under the rent to rent model.

It all depends very often they will renew but there are no guarantees. I will always encourage you to have alternative exits in case a provider changes their mind.

Providing high quality accommodation costs money and needs to be run as a business to be able to meet the demand. There are lots of people doing this badly making lots of profit on poor quality housing. I am promoting fair profit on high quality housing. In an ideal world there would be enough social housing but there just us not enough at the moment.

Iv been living in supported accommodation for just over two years now and iv moved about 4 times because of no support and no help at all. Before we sign the paperwork we are told that we will get support we will get food vouchers and we will be helped with going on a course but after signing the agreement we only see a so called support worker once a week and he only wants you to sign the paperwork so he can show that he supports us then we get to see him every 4th week so we can pay them the service charge most places charge 70 pounds a month for nothing . Many of the houses are dirty filthy and there are no cleaners but we get told a cleaner comes once a week and cleans the communal areas. But we clean the place ourselves. There are very good places aswell but you have to find them somehow and its not that easy because the amount of fake places are everywhere. We can not even complain to anyone because there is noone, i complained to the council but they came out and sent me a email saying the place is run very professionally. If you suffer from mental health problems then these places are the worst places to go to you will only get more stressed out. It would be good to be able to get a one bedroom flat im 49 years old suffer from mental health and been here does not help but its not easy to get a place you can start to call home. I hope something will be done about this these ppl are abusing the system and raking in thousands of pounds a week

If you are a property investor the provider will usually cover voids. Providers occasionally take out void cover but it can be very expensive.
