@@oliphauntsneverlie6227 Completely understand . The third floor here is an additional 35K , most basements… builder charges between 60-90K for an unfinished basement and you have to spend another 80-90K to finish it. You tell me which is a better buy ?

The current housing environment is definitely a challenge, especially when it feels like wages haven’t kept pace with the rising cost of living. However, even in times like these, people are also choosing to stay in their current homes with that low interest rate they got from back in 2020.. This market is not for everyone unless you HAVE TO move . It’s also important to keep an eye on the broader market trends, as real estate tends to move in cycles.

@@WarrenScandrick-qh2ry Completely understand your take . Every builder has their way of how the property should be presented . Some include a lot of upgrades as standard in their base price (which you are still paying for it in the base price and the base price becomes higher ) Overall it’s the same thing. I am curious, what other builders are you looking at ?

@@aqueenceereid4249 I am so glad you asked that question. At first I thought it was awkward as well so I asked the reason why did they do that . I was told that it’s easier to see the closet size when people walk through the home , without them having to open and close the closet doors . They did this specifically for the model home , so that’s not a standard . All homes will have regular doors without glass

I agree that prices have gone up incredibly .

😂 I live up the road from this community, I saw the prices and was like,”NO!” There’s a community across from Cumberland mall that’s better.. even has an elevator inside.

The price doesn't surprise me lol. I lived in Smyrna right off S. Cobb, and at the time they were building new luxury townhomes starting from $600k right by West Village, this was back in 2016-2018. The area is very nice.

@@christopherk.7094 you are paying purely for the location . There is not a single community in Downtown Vinings that is less than a million . Can’t compare that to places near Cumberland mall and I understand that it’s only an exit away . Value of land is so different .

@@travguru8 love west village . This one is in downtown Vinings . It’s a more prestige and desirable area .

You have the option to continue the countertop upwards and use it as backsplash (instead of having a separate tile backsplash) . I have seen people continue the countertop go all way to the ceiling to give it a pop. You also have the option to get upper cabinets all way to the ceiling as well. If you do that option, then you can just continue the countertops as backsplash

@@Art_Odyssey93 I am sure they make 200K off every one of those townhomes. It doesn’t cost that much to build . Land value also adds in due to prime location . I would have to guess that the cost to build this would be around 600K and the land value would range around 200k plus or minus .

Hello. The very first floor is currently set up as their real estate office in that model . It’s one big room and has a bathroom downstairs . They offer an option to close out that room and make a bedroom. Some people choose to make that a media room .
