I live in New York for 20 years and New York City. It’s not safe place for kids specially because and homelessness it’s all over and drug attic doing everything on the street include sex. Kids are not recommended to come to New York city

Hey Lydia, This one was indeed a treasure for newbies like me. I am still setting up my STR & its an arbitrage. Some unforseen hickups surfaced in the property & am lucky that the owner is proactive in attending. Second is setting up a LLP is taking too much time and i hope to start hosting in abt 10 days 😊 thanks for your videos 🙏

Confirm with your cpa - it has to do with whether your Airbnb-ing is just rental income or a business, and it is a deduction for the latter. I’ve talked to 2 professionals and they had differing opinions on how they would do it even just for my scenario, so there’s definitely more nuance than I can safely say!

I am super curious what you use for expense/income tracking that syncs with airbnb for easy monthly calculations for a cohost to show the owner. Great content!

Stessa is the main bookkeeping software I use. It syncs with the banks when I get a deposit from Airbnb/VRBO, and I also keep track of my expenses that way. If you’re a cohosting, you may have to communicate with the owner and see if they feel comfortable syncing that information into your Stessa account, purely as a bookkeeping feature

Haven’t done a standalone one, just the tiny house in my backyard. Having someone do a short clean is expensive, but other than that it can work really well!

Possibly but not significant amount. (Our cleaners manage the turnovers and we don’t inventory everything every time.. sometimes things also break, so hard to know! We just budget for the small things to need replacement)

I vote always additional! Most homeowners insurance or landlord flavor of this insurance can offer additional liability coverage. Umbrella insurance is a good idea in general too and quite cheap.
