Hey Lydia, This one was indeed a treasure for newbies like me. I am still setting up my STR & its an arbitrage. Some unforseen hickups surfaced in the property & am lucky that the owner is proactive in attending. Second is setting up a LLP is taking too much time and i hope to start hosting in abt 10 days 😊 thanks for your videos 🙏

Hi Lydia. Your videos are really informative and helpful. Thank you for making them. Wanted to ask about AirDNA, how come an area can have a market rating of 50% - Okay, but the Annual Revenue is high vs an area that has 75% - Good and the Annual Revenue is lower. Wondering if it's good to base it on the Market Rating or Annual Revenue?

I don’t rely on their rating much, it’s quite subjective. (I think I may have mentioned in a different video but don’t remember whether it’s the one where I project revenue or the pick a market one). The rest of the data is super helpful, and I just download them as a spreadsheet and manipulate further. Hope this helps!

I am super curious what you use for expense/income tracking that syncs with airbnb for easy monthly calculations for a cohost to show the owner. Great content!

Stessa is the main bookkeeping software I use. It syncs with the banks when I get a deposit from Airbnb/VRBO, and I also keep track of my expenses that way. If you’re a cohosting, you may have to communicate with the owner and see if they feel comfortable syncing that information into your Stessa account, purely as a bookkeeping feature
