At one point, I thought the house would never sell. In early 2017, Mrs. McCooey listed her Westchester County property for $1,950,000, $45k less than she paid for it a dozen years earlier. She finally accepted an offer for $1,495,000 in May 2018. It closed that June for $1,275,000. I thought that was a long time to sit on the market and a huge loss. Jordan has her beat.

Jordan's home was right up next to train tracks, had no views to speak of, was set oddly in the corner of his lot, has a weird ring-shaped pool, and is finished like somehting out of the 1980's despite being remodeled in the 2010's.... that is why it did not sell for over a decade.

For this with mold please get a dehumidifier to reduce the moisture level in your home. When you can air your home out to help with the issue and your breathing. This want solve it but it will help. I’ve lived through these issues and it’s horrible on your health.

Never buy above your income. If the lender tells you can afford $2000 a month look for a home for $1000 a month or less. They want to maximize their commission.

If they accept it then it will raise your insurance, and a lot of insurance companies will not cover it because it would be considered “pre-existing.” Ridiculous since it’s a new-build, but since it wasn’t occupied by the owner at the time of installation it may not be covered

Why should they? Any claim increases your insurance cost. I'd sue the town for having it pass the OC exam. If the code official doesn't know the proper seer of an AC for footage, they shouldn't be working as a code official.

If you're single and don't need a lot of space then consider buying a townhome. I bought one last year in Las Vegas and have a mortgage of $1,600 and an HOA of $253 a month. I make 60k and have no car payment, credit card debt, student loan debt, or childcare expenses. I also have an emergency fund.

I know the recommendation is 30% and below, but it’s unfeasible depending on the area you live in to find a house that fits within that type of budget, for the average American household. Most homes are at least 350k and above. I really hate how most people have to have multiple streams of income (either solo, or via a partner/roommate) in order to even afford a home these days.

I own in non HOA, and I own and live in a HOA community now, and I must say, it’s an unpopular opinion but I prefer HOA by farrr! Maybe I got lucky but the HOA community I’m in is far more clean and honestly more warm and welcoming. The fee is not high at all, my HOA neighbors do a better job at upkeep than my neighbors in the non HOA neighborhood. As a result my HOA home is valued higher. I’ve done work on my HOA home, and the only issue encountered was that I needed to uproot a tree in my front yard, because it was rotting. It’s not a big issue to comply to neighborhood HOA guidelines, that’s preferable over living in a neighborhood where your home value can plummet because your neighbor doesn’t do any type of upkeep on their home, and they have 4 broken down cars in the front yard.

I think a good rule of thumb for home buying is: add 25% to what you think the monthly cost of the house is going to be. If that is less than 30% of your monthly income you should be fine.

Is the 30% gross or net? I make $3,600 a month net and my mortgage and HOA combined is $1,850 which is way more than 30%. I make $28 an hour if that helps to get an idea of my finances.

When you buy a house understand it is not like rent. You are your own landlord. Repairs, heat, hot water , insurance, taxes and mortgage. Now you understand why landlords increase your rent it is to pay for those things. You have to have more than the down payment , no different than a used car. Repairs, payment and insurance. Stop over paying for a house. You don’t make $500k so why buy a house for that much. You don’t want to be house poor. Know your budget and emergencies.

You just eliminated most homebuyers in America from buying. Most people in America need to start off with a small cozy condo with a low HOA. Condos are normally very cheap starter homes and they come with amenities and are usually near major cities which means you are exposed to nightlife without spending much money. Also, the upkeep cost is spread amongst many owners and just NOT one. These people bought single-family structures which is the most expensive housing in America.
