I'm 54 and my wife and I are VERY worried about our future, gas and food prices rising daily. We have had our savings dwindle with the cost of living into the stratosphere, and we are finding it impossible to replace them. We can get by, but can't seem to get ahead. My condolences to anyone retiring in this crisis, 30 years nonstop just for a crooked system to take all you worked for.

I feel your pain mate, as a fellow retiree, I’d suggest you look into passive index fund investing and learn some more. For me, I had my share of ups and downs when I first started looking for a consistent passive income so I hired an expert advisor for aid, and following her advice, I poured $30k in value stocks and digital assets, Up to 200k so far and pretty sure I'm ready for whatever comes.

It depends on what part of California. Tennessee doesn’t have an answer to San Francisco, San Diego, and Los Angeles. They cost more for a reason. Networking, opportunities, salaries are on a different level. I don’t think there is another place with a start up scene like silicon valley. Sacramento and Nashville may be peers but costs of living considering the salaries are about the same. Nashville is good for some. Other places are good for others.

Great video. As a paramedic, how can i petition the city to approve at minimum 2 more hospitals and expansion of 911 services ? The nashville emergency departments are absolutely overwhelmed with the population explosion

I think to get more hospitals and better 911 services in Nashville, we can start by gathering data on emergency room overcrowding and response times. How about we can also team up with other healthcare workers and community leaders to strengthen your case and meet with local government officials to present your data and highlight the community benefits. Lastly, we can use social media and local news to raise awareness and get public support. Start a petition online and gather signatures, and attend city council meetings to voice your concerns. True dedication can make a big difference!

Maybe I am wrong here and don't have all the details... But I really wish the tax payer money they are using to build the new stadium would go towards roads and transportation. From my view, it seems they are trying to cater more towards tourist(even though Nashville already has a stadium), more than the people who live there. 2.3 Billion goes a long way.

Even 40 minutes outside Nashville in OK areas, the housing prices are 100%+ what they were in 2019. I mean homes that are $450-650k, were $215-$350k in 2019. This is disgusting, and I can't help but to blame REITs & real estate investors like yourself lookinv fit your next "lUxUrY rEnTaL pRoPeRtY". Sometimes, just to piss myself off, I go on Zillow and look at the price history for the ones that show it. Housing was so attainable just 4 short years ago. How tf is the average joe ever gonna afford a home even remotely close to Nashville? It's NASHVILLE ffs. Not Los Angeles, or Denver, or Miami, or New York City

It’s not an easy market, but with some creative strategies and patience, it’s still possible to find a home that fits your budget.

Show me starter home with at least 1300 square feet, with a 2 car garage under $250k literally anywhere within an hour of Nashville that isn't a "fixer-upper" that's good requite $75k+ if additional investment to make it livable Because that is a starter home. (Such homes *SHOULD be* sub-200k, and they were in 2019 & prior, but I'll give you leeway in this market and say sub $250k)

Hi! Just curious, where do you see on the Nashville zoning websites that you cannot do owner occupied short term rentals with HPRs? It looks like you can only claim owner occupancy for one side even if you own both, but I can’t find any stipulations saying you can’t short term rent. I’ve also contacted the office and they said a unit I’ve inquired about that is connected to another unit is good to go to apply for a STR permit. Can you please advise? Im new to this. Thank you!!

In most cases for 2 HPR’s on 1 lot you can do owner occupied if you own both structures on the HPR lot. Or if the units are zoned commercially in can do non owner occupied. The two main critiques seem to be: Food. There's plenty of food. I'm 10 minutes from most all the food, including Mexican, Thai, and Middle Eastern I want. Traffic: I can get most everywhere in 15 to 20 minutes--in 5pm traffic, it's still fairly good, but everybody has rushhour traffic too. Everywhere has traffic and rushhour traffic. If you think Nashville has traffic, try Atlanta, Austin, or Washington DC. Every comparable city is going to have comparable or worse traffic. In fact, some smaller cities actually have worse traffic. The roads are getting a little abused and our mass transit is middling at best. But when you can get most everywhere in 15 to 20 minutes, this is much less of an issue.

@@growwithdavetn churches. Most churches are a thousand miles wide and an inch deep. Anyone looking to move here needs to find a church that teaches reformed theology (sovereign election). Two really good ones are Calvary Bible Church in Joelton TN and Grace Christian Assembly in Joelton. Hillcrest Baptist in Lebanon TN teaches good doctrine but I believe the pastor leans Armenian/legalistic. I apologize for the negative feedback but the southeast United States really has become way overcrowded and history is crystal clear. Whenever a place becomes overcrowded like Nashville has, it WILL go blue. Blue is bad. Blue is destructive.
