I'm 54 and my wife and I are VERY worried about our future, gas and food prices rising daily. We have had our savings dwindle with the cost of living into the stratosphere, and we are finding it impossible to replace them. We can get by, but can't seem to get ahead. My condolences to anyone retiring in this crisis, 30 years nonstop just for a crooked system to take all you worked for.

I feel your pain mate, as a fellow retiree, I’d suggest you look into passive index fund investing and learn some more. For me, I had my share of ups and downs when I first started looking for a consistent passive income so I hired an expert advisor for aid, and following her advice, I poured $30k in value stocks and digital assets, Up to 200k so far and pretty sure I'm ready for whatever comes.

Great video. As a paramedic, how can i petition the city to approve at minimum 2 more hospitals and expansion of 911 services ? The nashville emergency departments are absolutely overwhelmed with the population explosion

I think to get more hospitals and better 911 services in Nashville, we can start by gathering data on emergency room overcrowding and response times. How about we can also team up with other healthcare workers and community leaders to strengthen your case and meet with local government officials to present your data and highlight the community benefits. Lastly, we can use social media and local news to raise awareness and get public support. Start a petition online and gather signatures, and attend city council meetings to voice your concerns. True dedication can make a big difference!

I’m a Nashville native born and raised. I live in Raleigh now (ugh) but thinking about buying some property back home in Nashville. Should I wait until 2025? I think interest rates will really drop then.

Ultimately, that really just depends on what’s going on with you at the time. But if we’re comparing apples to apples, do you believe prices will be more expensive or less expensive in 2025 do you think there will be more buyers to compete against now or in 2025? So if all things are the same between now and waiting, I think now you get a better price than youll get in 2025. @@4WhopperI've actually got family in Raleigh. It's definitely a great place to live as well and is growing rapidly. I think it's fair to say that it is behind Nashville on growth however is similar culturally. Nashville is also more of a "destination" for vistors comparably as well.

Most of the time it updates quickly however since it is a syndication website, sometimes there can be technical issues or some lag from the actual data from our local MLS. Are you looking for homes now? We'd love to help!

Is there any development out towards McEwen? I have acreage out that way. It is wooded with small spring and pond. Road separates 2 acres from remainder. Road is gravel maintained by County. There are some homes being built nearby. Taxes under $750.00.

Even 40 minutes outside Nashville in OK areas, the housing prices are 100%+ what they were in 2019. I mean homes that are $450-650k, were $215-$350k in 2019. This is disgusting, and I can't help but to blame REITs & real estate investors like yourself lookinv fit your next "lUxUrY rEnTaL pRoPeRtY". Sometimes, just to piss myself off, I go on Zillow and look at the price history for the ones that show it. Housing was so attainable just 4 short years ago. How tf is the average joe ever gonna afford a home even remotely close to Nashville? It's NASHVILLE ffs. Not Los Angeles, or Denver, or Miami, or New York City

It’s tough for buyers right now, and it’s true that factors like REITs and investors have played a role in driving up prices. However, there are still opportunities out there. Exploring different neighborhoods, considering fixer-uppers, and looking into first-time homebuyer programs can help. It’s not an easy market, but with some creative strategies and patience, it’s still possible to find a home that fits your budget.

Show me starter home with at least 1300 square feet, with a 2 car garage under $250k literally anywhere within an hour of Nashville that isn't a "fixer-upper" that's good requite $75k+ if additional investment to make it livable Because that is a starter home. (Such homes *SHOULD be* sub-200k, and they were in 2019 & prior, but I'll give you leeway in this market and say sub $250k)

Brentwood homes continue to increase, market value of my home is up 12% YTD. I don’t know whether this will stick, we will see.

You forgot about the most important change. Toll booths! Right of way will be handed to corporations. Road expansion and you'll pay to use them whether you like it or not

It's a win-win! Landlords get to keep their rent looking good on paper, which keeps their property value up. And for tenants, it means they're paying less overall during their lease.

🎯We’re full of carpetbaggers and get rich quick realtors. The sprawl is poorly planned. The Developers are pushing for the removal of flood zone protection laws. 24,65, and 40 are choked with traffic. Nashville has been sold out.
