In the PNW as well, my house was built in 1996. Has that T-11 siding still and am about to have it replaced. Where the grade was absurdly high, I was able to fix, but the concrete patio in the back is barely an inch above the ground and the concrete step has siding right behind it with barely any clearance. Typical of the subdivisions they built in southwest Washington state. At least I don't have to bust my concrete up, I hope.

Yes I believe moisture does cause damage from a dryer I also had similar problems with a dryer

Hello, I presently live in a home that have sagging floors. I have decided to purchase jacks and lift the floors from the basement. My question is are there any prep work required on the 1st and 2nd floor prior to installing the kicks and lifting? Do I need to be concerned with baseboard trim, door trim, or anything. I have received my drawings on where to place the jacks. I understand that my plaster and drywall will also begin to crack in some areas. I just want to get level floors before I purchase my new doors and install new trim.

Have major rot from a dryer vent. House built 08 with vinyl siding. The vent was capped with a cover but not caulked around or in top. The vent is on the back of the house top floor. The top floor of the house over hangs the main floor a few feet. There is OSB covered with siding underneath thr overhang of the top floor. When it rained water would get behind the siding from the top of the vent cap and eventually just sit on the OSB. This has been going for 15 years. Tore into it a few days ago. The OSB just disintegrates in your hand. Getting a quote and or contacting insurance agent. Would like to send pics if possible. Please reply.

I have a picture of really bad rot that I’ve questioned if it was the dryer vent that caused it that I’d like to share with you and get an opinion on. It’s since been repaired BUT my mind always wonders what caused it because there is a shower behind that wall too though the rot looks concentrated where the dryer vent was. I also suspect the vent was fixed by a previous owner but they never realized how bad the rot was because when I found it it was all dry, no moisture. It has me still wondering today if it might be doing it again or not. Not sure how to share the picture but I’d love some other opinions!

I’d find a new route for the vent or at minimum extend it outward a good amount to allow flow away from the house then up. Basically heat rises and that warm moist air is rising straight into the wood above. It might be ugly to stick a pipe out 1-2’ but I’d take ugly over damage. IMO caulking would not be enough and may not solve that issue.

caulking the siding from the bottom may make it so the siding can't dry out. Maybe I'm not picturing the situation right. Either way, I assume you have a better hand;e on it.

A girder supports other beams. That's just a plain beam with joists coming off of it. If those joists had joists coming off of them then it would be a girder.

I am currently building a 6m by 7m flat roof home, using a 2 by 6 for rafters.Is 61 cm spaces strong enough to accommodate a span of 5m 70 cm or do I have to double some rafters to strengthen the roof structure.

What do you do if you find out that the reason your ceiling is totaly unlevel and lifting from the walls because the builders put the ceiling joists at damn near 30"oc? Some rafters will be 14"oc like in the middle of the single story 1000 sq ft home with lvl in center.. buuutt. The lvl is not one solid piece:.. but 2 sistered together.. however i just went to install a fan support box and the super extendo arm would not reach joist to joist and the thing spans 30".., so this one run is around 33" and spans the middle part of the home., who ever built this house did not either know what they were doing and knew an inspector or they happened to get bob the beer gut home inspector... they used drywall behind the tile in the bathroom and mounted the tub on cinderblocks.. they supported the house with chunks of rock on one complete side. Had 1" of insulation in attic with a roof with no apron or drip edge,,? The whole house only has one 1.5" plumbing vent with 1 2" cleanout. Had a 100 amp breaker panel with nothing but 20 amp breakers and 14 ga wire , they ran 3 14 ga wires twisted together for the 30a stove.. the toilet didnt have a trap on it nor did the tub.. i mean i could go on.. ridiculous.. but was the right price and stayed in the lower part of the 4 zero range..

if ripping it down and building a new aint an option, at least the carpentry part i think i can tell what to do, jump in joists in the middle of the spans, where its 30 put one at 15 oc, for the foundation you could try to install one in place, i never did but im guessing its hard, but for the foundation, plumbing, electrical, hire professionals, get it brought up to code, the carpentry part you can do yourself, the insulation you can do yourself(for attics use nonfaced insulation, and it should be taller than the ceiling joists when in the bays, but for your situation if i understand right blown in might be a good choice.)
