Greece suffers from caconomy, i.e., terrible quality of legislation, bad laws, laws that defeat their purpose and block whatever there is to block. The story of these buildings is one of many similar tales that you can tell in every aspect of life. Caconomy feeds into bureucracy and red tape, thus impeding growth, and we end up in a situation where nothing works and nothing can be accomplished.

@@frunzevaleria8167 Τhey always follow a piecemeal approach; they may resolve a serious issue in the 11th hour, but all the rest may even deterriorate, at the end it all becomes a patchwork of terrible regulations spread here and there, and no real reform is in sight. If Greece did not have such terrible laws and such terrible bureaucracy it would have been a very different story alltogether...

Do you want to keep it as a holiday house and use it seasonal and the rest of the time rent it, if you rent it do you want to do long term rental or short term rental?. @@frunzevaleria8167 The house belonged to my Yiayia's family, her father had it built in 1926, nobody has lived there in decades since they have all passed away. My aunt and my Yiayia hired a Greek lawyer around 2018 to secure the property and have it Registered so that our family would retain ownership. I have many cousins, but nobody has any interest in staying there ever. I would want to go there seasonally, restore the house to liveable condition. It is already in good condition but of course the utilities havent been used in a long time so it would need work. I have no interest in renting it out when im not there, it would just stay vacant. Thakn you for writing back to me as this is very meaningful for me to understand.

@@frunzevaleria8167 My Yiayia and aunt hired a Greek lawyer to have the property registered a few years ago, to secure it from being claimed as an abandoned property. It hasnt been lived in for a long time, but the house still is in good condition. It was my Yiayias fathers family's house. I would want to stay there seasonally, fix it up, and would not rent it out. I have many cousins in the US and none of them are interested in the house.

Trust me, I know what they do here in Greece! I bought a property here and the agent done NOTHING for me. She recommend me a layer who was not aware about the Greek laws and I lost 4200Euro because of this. Lousy work! All they do is to put a picture on a site and calculate how much money they must take from the transaction. Nothing else.

I visited Korfu in 2012. It was an easy ferry ride from Brindisi Italy. We arrived there in the early evening and Korfu Town was very lively. My wife and I were meeting a friend there. It was the beginning of a 12-day Cruze on a sailboat. For 12 days my wife and I sailed the Ionian Sea. The islands were close together so it was very easy sailing from island to island. Our first destination was Paxos the island was very nice and quaint. Our next destination was Anti-Paxos for the day of swimming. Our final destination of the trip was the island of Ithaca. The Ionian islands are very green compared to the Cyclades Islands.

I sugest you go to New York or even London Getos for a morning walk. If you survive you will also have 2 babies of uknown origin and colour. The central police station and headquarters and Municipality Building of Athens are in Omonia 5 minutes from were you walk. They just dont execute the drug dealers on spot like in Islam as Greeks decided to obay in Human Rights and Court. Also CONTRARY to the leader countries of the Planet Greek Policemen are also very poor they cant get their hands on the cocaine money like MIAMI POLICE takes under the table daily and ship them to Spain

Woow! So, if you own a property in Greece, in your own name (not as an LLC), you can’t deduct expenses at all? Or you can deduct all expenses except a new 13% VAT?

Thank you very good coverage fees and of the new 13% tax rule for more than 2 apartments..Don't forget the property tax! That's a big expense, Is that a tax deduction since it is tax paid? What do you think of purchasing a multiplex (block of flats) vs individual apartments, concerning ROI, GRM, and Cap rates? Can you talk a little about where to find property tax for a building to be purchased? In the US it's very transparent not so in Greece.

@@Enapoulaki block of flats is always best as you have control and there is no crazy naibours. And obviously you have prime value. About the tax your lawyer would tell you. Because each property has 2 different prices 1st market price 2nd government valuation tax. When you buy it you pay the purchase tax for the higher amount... For The building always note that the staircase and hallway is 20% of the building and we don't consider the basement when we do our calculations.

@@frunzevaleria8167 Thanks for your reply, yes it's preferable to have control over the whole building, Yes there are the various complicated property property tax factors and of two taxes on and after purchase, one for purchase price and later one for the cadastral value which could even end up being more on occasion I believe? Is that common? This is worrisome. Hopefully Greece's future includes more transparency in the real estate market regarding the history of a property. Also in regards to the flipping of only two properties, what's the time line on that or is it per person?

@@frunzevaleria8167 thank you, yes I can see that here and there. The problem is the extremely low rents as in Greece the wages are generally stuck in the 80/90's. Perhaps this is because taxes are so high in higher brackets that there's no inspiration to make more. Unfortunately the people of Greece seem to make in a month what some counterparts in the US make a week. So rents can't improve for the owners. Also is it possible to create a company for few rentals/a whole building? So as to claim all expenses? Thanks ahead of time for your reply, loving your channel!

If the neighborhood was filled with Greeks it would have happened already , 25 years ago it was a Bulgarian neighborhood , nowadays it is mostly filled with Bangladesh , elderly Bulgarians and Poles , half dozen old folks homes and many tourists in the hotels and Air B & B 's . At the moment luxury areas like Riviera, kolonaki and kifisea will be 3-5 %. Greek residential areas like Pangrati , neos Cosmos, kalithea will give you 5-8 %. Ghetto areas like Kypseli, victoria, metaxurgio 6-10 % if you run them properly.
