It's a good video but I get the feeling you were restricted by the client on what you could show here (no pantry , no bedrooms, and no price!) I'd also advise your video editor to look at grading on a day like the filming day you had - the house is beautiful, the lighting isn't necessarily showing it yet.

I live on the same street as this house and it is NOT a £12.5m mansion. It's been on the market at that price for over six months - it's not selling because it's not worth anywhere near that figure. It's just been plucked out of the air, probably by an estate agent who normally works in Belgravia, Knightsbridge or Hampstead. Not Blackheath. I haven't seen another house in this area go for £5m, let alone more than double that.

This is a beautiful home and it appears the developers beautifully executed many features. However, the en-suite bathroom on the garden level is odd. It has a separate entrance from the outside into the bathroom which is connected to the bedroom - 4:53. It's strange to walk into a home via a bathroom - what if someone from the bedroom is using it? Is the fridge/freezer not in yet? Wondered why not add more cabinets to that wall in the kitchen... then realized there's no fridge.

Considering the fireplaces are original why isn’t there gas flamed fires, plus the lower garden level you say there is underfloor heating, what form of heating because if it’s electric very high energy bills etc….. perhaps more detail in your presentation would not go a miss…. In saying all that, lovely home.

Please can you show us everything not just say what the property has. Like show us the gate, how the building looks in the front and behind, how each room looks, and talking through each room, show us the entire garden, what studio looks like. As much as you look nice and sound intelligent, I click your videos not to see you but to watch the house tour and I am expecting to see a full house tour. Sometimes you talk about a space without showing it expecting me to imagine what it looks like. It feels a bit frustrating.
