unless the house has problems everywhere you would be suprised how builders are able to pull off solutions to these kind of things, there might be another tank or there might be drainage away from the house in the form of a verticle piple or even a big square area filled with gravel , no one would allow that house to be insured if you had a pending sink hole from washing clothes

Yes, the flashing you're talking about is necessary, but the bigger culprit of the 'mush' you found is likely the 1x6 on the siding above that spot; the brown colored one. We call those 'rot boards' around here. Unless they are installed first, then have z-flashing installed, then the weather barrier installed over that before the siding is installed, rot will ensue. If you were to remove that 1x6, you would find mush behind it all along it's length, especially near where the battens intersect with it.

@chrisbrown7499 absolutely they were missing the z flashing too. I also tell people that rough sawn cedar is around 10 years in my area before you start seeing the wood rot. All horizontal trim should have z flashing, but unfortunately much of it does not. So many ways for water to penetrate a building envelope!

@andyhandy9996 tye exterior pipe could freeze but water may still need to get drained out of your sump. If that happens the sump will continue to fill and could cause flooding in your basement when it overflows, particularly if your sump isnt that deep. An overflow allows for the water to exit the sump even if a big long run like this one gets temporarily frozen.

So I'm pretty sure my main sewage line is completely clogged with roots. When I flush the toilet its back flowing water through the cast iron connection joints. Once I get the main unclogged will water still leak out of the joints? Or is it just happening because of pressure?

It depends, the sealant on the joints can deteriorate with time. But, if your main sewer line is blocked with roots that could absolutely be causing the issue. I would get a plumbing company out to cut out the roots or do a hydrojetting on the sewer line. Hydrojetting is more expensive but, if done properly, will remove almost all of the roots. Once roots have infiltrated the line they will come back, it just varies how long. So you should plan on maintaining the line every 6-18 months depending on how bad the roots are. They will be able to tell you that once they clean out the line.

Do you think you were exposed to at least some amount of amphibole contaminants from being around lots of vermiculite? I was working on a house with a group of people and everyone else decided to rip the ceiling for Reno and a whole bunch of Vermiculite fell from the ceiling and I'm worried. I was the only one with a full face respirator but 2 other coworkers had none .

That's more of a water treatment issue overall. All brass fittings, valves etc were susceptible to that corrosion. It's not exclusive to pex.

When the water has nothing left to "attack " the brass fitting get eaten up. It not the PEX! BEEN plumbing over 20 yrs. Started off with pex B home run system with manablocks. Went to crimp system with brass crimp rings and brass fittings. The fittings were having issues over the yrs due to the for mentioned statement in the beginning. Switched to the POLY fittings with crimp rings. 👍👍👍👍👍. No issues. Down in south west Florida the water is so aggressive it will eat anything other than pex and cpvc. Cpvc sucks ass. Gets extremely brittle over time....

Yup, that is what was described in the links I posted on another person's comment below. The brass fittings had documented issues with de-zincafication. Switching to poly fittings corrected that. I'm not in FL, and this home is on city water and still you see the de-zincafication process occuring on these brass fittings. Another documented issue with PEX is that the chlorine city water is treated with degrades the plastic it's made from. This is obviously not an issue with a home on well water. PEX is also degraded by exposure to sunlight. Think when you see materials piled up outside a new build, or plumbing run through and just waiting in the sun for a slab to be poured, etc. PEX has a lot of great things about it, but it also has some weaknesses that I think are helpful for people to know about.

@technihouseinspections4328 . 20 yrs of plumbing in south Florida with heavy chlorine city water. Never an issue with the pex. Just brass fittings. There are several manufacturers of pex. I don't think they are all the "same" we used VIEGA pex WHICH was originally STADLER. From Germany. Stadler ownes the original patent for pex. Just food for thought. And the sunlight issue is absolutely correct 👍. But it's OK for many months without issue. It's the long term.....yrs....exposure. our pex came wrapped in protective outer packaging and was left in that covering until use.

Yes, with the fittings,but it was installed in thousands of homes prior to that. As a home inspector, the vast majority of homes I inspect are not newer. So I'm educating people who do still have those original fittings in their homes.

@@technihouseinspections4328 agreed I’ve been plumbing homes for 30 years unfortunately I’ve been through all the stages of poly back to polybutylene and grabber fittings. We learned early to not use pex fittings in inaccessible places. If the existing pipe is polyethylene the piping is fine we would just replace all the fittings and adapters. The best practice with pex is having a maniblock and dedicated runs to each fixture thus eliminating most fittings. I understand this can usually only be done in new homes and ranchers but is possible in any home but may be more labor intensive.

I’ve never heard of s a problem with veiga pex fittings, I thought the dezincification was with shark bite metal fittings and highly chlorinated water. Am I wrong,
