Don't move here 💩 tornadoes and hail all spring pretty much watches and warnings every afternoon/evening. 110 in the summer when it doesn't rain for three months, single digits in the winter. Standstill traffic. Arrogant people. The nice people are ultra materialistic. I've been here 16 years. I'm ready to go.

It's ridiculously overpriced. It's the highest PID in all Celina, and a poor value overall at every level compared to what else is around. It amazes me that people somehow feel McKinney is "far out" or undeveloped yet think Celina is a better choice.

Left Celina after 15 years , HOA,taxes are skyrocketing. I’ve had several tornados in my time here along with hot summers and freezing winters. City planners didn’t listen to traffic engineers so driving is a nightmare. Buyers beware! Just because rates may trend lower it’s still becoming over saturated for careers and property.

What do you think about next growth area after celina? Is Gunter a good investment opportunity closed to 289 preston?

Gosh that's tough! It seems Celina still has a lot of room for growth still so I think it will be a while before Gunter is comparable. Buyers are motivated by new construction homes but they are also looking for great schools and infrastructure so that's where I think Gunter has a ways to go. Aubrey, Melissa, and Van Alstyne are growing ALOT!

@@brielleoakley thanks for the answer, our case is a little bit different, we're going with eb2-niw, so at the beginning I won't have any income, so for us I think it's documentation for those who are arriving without an offer letter and better places counting on schools (5~6 years boy), prices and traffic up to zipcode 75227 (the company I'm going to open will be there)

@@lmarsilva Okay great feedback! I know for my self-employed clients, they provide their annual tax return, 1099 form, or bank statements to show proof of funds. For private landlords in the residential space, they will also take a lump sum upfront( 3 months of rent upfront or so) to offset having no income at the time of application.

Some of the eastern suburbs do offer similar for less - all about the location. People moving to Prosper/Celina want to be closer to new development in Frisco so they will pay the price for it

Depending on how much you drive them! I try and take the backroads as much as I can. Some areas don't require using Tollways so all depends on where you live
