We are setting up another division in Panama City beach for earthworks. GFC earthworks We chose 30a for all its opportunities for development. One thing I noticed was the hospitality was something I never expected the people were so nice. Coming from Canada we tend to think we are nice go to the south and you will see real hospitality. I don’t feel sorry for those who chose to stay and ride out a hurricane. You know it’s a hurricane you know it’s coming for a week you know it destroys most everything in its pass so get the hell out of there. If you chose not to you risk dying.

This guy could work for Biden. What a accomplished liar. In 2018 This city of less than 40k was listed as the cheapest place to retire in Florida and I'm sure that was true then but not now. Then in Oct 10 2018 Michael hit destroying 1000 buildings, And today the 250 boat slip Mariana is still closed, and the 110 slip Marina is about 20% open. The Junior Court house is abandon as is the federal Court house. And since the city lost 5,000 students who needs a junior court house anyway. And the Mall is closed too. And the 2,500 seat Civic center is being torn down. The underground sewer and water are getting a massive grant and zero interest loan to replace the horrible water and sewer system, There are there are visible leaks an every street, NO Lie with 140 fire hydrants unusable and 2,800 water meters broken, !000 gallons of water will cost you 82$ a month (minimum charge). The Down town is 3 blocks long. And the theater he showed you at the beginning has been closed for 6 years. The airport moved out and the paper mill closed losing 1000 good jobs for the area. And if you look into the history of the city Panama City has had a 1.2 % growth rate for 50 years, so you see my friends this video is a---- not telling the truth. I'm retired and I've lost all my friend from pre hurricane do the price of rent. Why do I stay hear? A person bought the property I live in and promised never to raise my rent. And everything is close to me. And by the way the bus system here is really poor. So you'll need a vehicle to live here. And I can't afford to move unless I go into HUD housing.

I lived in this area when I was 10-12 years old and it looks the same now. I miss Whaling Willy's! At least Tom's Hotdogs is still there.

0:55 that’s not Panama City. That’s not Panama City beach either. The beach was mostly fine. These shots are from further east. Mexico beach most likely. This is a little bit misleading. The devastation in Mexico beach was indescribable. I’ve never in my life seen anything like it and hope I never do again. While Panama City did get hit very very hard Mexico beach and Tyndall Afb took the worst of it. Yes people, 6 years later, are still in recovery. Not everyone was able to afford to have their house completely rebuilt.

Another thing that has to be mentioned is that while 11 months out of the year the Laketown Wharf area is very safe, during Spring Break in the last few years it has turned into ground zero for the worst crime for a month or so. I almost bought a unit there about 5 years ago. I dodged a cannon ball.

After they started to enforce the private beach ( crap) in my opinion. Our family stopped vacationing there for 6 mo a year. They completely ruined the 30A experience. Headed south to spend our money. So sad but never going back until this is changed.

I live in the Pensacola area. A reason not to move here. Extremely high homeowner insurance and then after a hurricane, your insurance company may close shop in Florida. Happens every time and then your insurance goes up usually a whole bunch because you have limited choices. State Farm canceled ours after Hurricane Dennis and won't insure homes in Florida anymore. This is just one example of many. P.S. If you come from a liberal place, leave your politics back where you came from!

As a native Alabamian who has been coming down to the Florida Gulf Coast periodically for almost a half century, for me none of what's in this video is news. One big mistake northerners make about Florida is thinking the whole state is like Miami Beach. Nope, northern Florida experiences all four seasons; your home/condo will require a heating unit. I think my wife and I will stay in Huntsville, Alabama and continue to visit for a week or so a year. I know people who "invested" in a vacation condo on the Gulf as far back as the 1980s. Forty years later, the bloom is fairly much gone from that flower.

Back in the early 2000s my wife and I were offered the chance to purchase the condo we were renting; a 1-BR in one of the towers on Navarre Beach. The price the condo was reasonable (relatively), and we were briefly tempted. However, we did know some people who had condos in Florida (one as far as St. Pete); we kind of caught on it wasn't all sunshine. After thinking about the total costs and considering the logistics of being an absentee owner, we decided not to. (Apparently, the next summer the condo was sold and the new owner took it off the rental market. Too bad; it had a fantastic view.) Also, frankly, the quality of construction of many of these condo towers and beach homes are quite suspect. Over the years we've rented condo units in various locations between PC Beach and Pensacola. Some of the buildings no more than 15 years old were showing telling signs of deterioration. I suspect within about forty years of construction many of these condo towers may well be condemned.

Pretty funny, I live on the Texas Gulf Coast and visit PCB several times a year and have been since spring break in college 40 years ago. With regard to the four seasons, I was watching a video promoting PCB several years ago and the lady said you could swim in the gulf 11 months out of the year. Ha, I guess you could if you are a polar bear. At 63 years old I like to surf fish a lot. I seldom get in the water before late April, and many years by the end of Oct I'm done getting in the surf. Honestly, at best you have about a little over 6 months to swim unless you are morbidly obese and immune to cold. There are exceptions during some particularly hot years, but NEVER plan a vacation to PCB between late November and late April if you really want to spend a lot of time frolicking in the surf.

There is only one insurance underwriter. If you can't get commercial insurance, the other option is Sate-run insurance (very expensive). Then the last resort is self insurance.

Hurricanes and all of the people who have moved here in the past 5 years are the only reason I would leave. Houses were affordable before people from California, New England, NY, NJ and other state tax places sold out and paid cash for inflated properties. It’s ok for people to move away from Florida.

Youre buying into the hype dude. Named storms, including hurricanes is down. 27 were expected. There were only 17. The water level of the Gulf Coast has NOT changed. NASA changed their baseline twice, so it looks like a water temp increase, but the footnote explains the baseline changes. Jeff Bezons just bought land on Miami Beach ocean front for $150m. The permanent survey markers are exactly where they were nearly 75 ago, relative to the water. There are low income people moving out, but honestly, are you considering moving into a trashy ole trailer park where they lived. What you are seeing is new owners of inherited condo owners that dont want to pay the carrying costs. 90% of all inherited property is sold off immediately. Florida has a high number of elderly.... Their property rolls down to a family member. That family member can no longer afford the insurance and taxes on non-homestead properties... and sells it off.

Florida just has too many negatives that won't get better as climate change continues to dominate the coastal areas. We left SWFL coast in 2022 at height of home sale market with 18 yrs of crazy property value growth to cash in before "the crash" or next "big surge" would take it all. The last straw for us was the unaffordable & unstable insurance coupled with always playing "russian roulette" with hurricanes! We found a new "paradise" with less drama & less cost of living where we are saving once again & life is good. Now we just take our RV to Emerald Coast or any other sunny warm spot we choose for a month or two in the dead of winter!

Nice video! Aside from the military that you mentioned, this is just a resort/vacation area, so most of this isn't unique to this area - I have heard the same complaints about Aspen, Colorado - workers can't afford to live there, low healthcare access, many jobs are just seasonal hospitality work,, etc. It always seems like a crisis when you face it, but it is a choice that you make when you move here. If the earlier locals got a great deal and can't afford it anymore and are leaving - guess what: they'll make a ton when they sell and move. Andalusia, Alabama could be a great place to retire for less than half the cost and you can have a day trip to go to the beach anytime you want. (I'm only half-joking)

I graduated from HS in Tampa. Many years later (2015) I returned to retire in the Ocala area and we purchased a home. We are a bit inland by choice and don’t really need to fear hurricanes. No place is totally safe. I was a great place to ride out Covid as we didn’t lock down that much. I’ve decided to go without home insurance. If we leave and not saying we would it would be because of increased traffic.

I live down here and pick fresh fruit off of my trees whenever I want. Never any damage from storms because I have a concrete home. This is paradise. Learned Spanish because of the population of Cubans and other Spanish speaking people here.

I'm a data scientist and quantitative analyst in Navarre Beach. I just did a case study on the economic health of Santa Rosa County. It would not be a good idea to buy a condo or even a home in this area for a long time. There has been far too much money dumped into tourism, and there isn't any economic diversity at this point. It's a big risk to move into this area right now. Unless you are working a remote job in a major city where you are making north of 6-figures, I would pick somewhere else to go.

Emerald coast went from affordable to grossly over priced, high maintence, high hoa, high insurance liabilities. A wave of foreclosures is coming, we could see 30-40% price drops. Last housing bubble started in 2007 and didn't hit bottom til 2013, this will take time but it will happen.

I like your take but have to disagree. Most of these are second home or investment properties. The number of people that own their out right is 33% in the US. The number of people that have more than 50% equity is 33%. That means more than 2/3 of home buyers have a tremendous amount of equity in their homes and will just refi out of these to save the second homes and hope for a rebound. There will be money to be made in creative finance but you are dancing with the devil when you trust wholesalers to pay your mortgage. Time will tell. Great take! Thanks for your comment!

The market has heated up quite substantially this past week. I almost made a new ending to this because of the increased buyer activity. This is what I’m telling my clients; if you want to buy at this point you can have your pick of the litter, more than likely ask for seller concessions, and buy the property for under list price. The key is to do your homework on these units! Find a good Realtor that knows the buy side and can help you navigate these muddy waters.

Great video! Plenty of blame to go around. The county or city planning/permitting departments, BOD, realtors, home inspectors, condo Association, CAMs, and ignorant buyers. I would also bet the tax assessors are not reducing their assessments! People who have lived in a unit or owned a unit for 8 or more years I have no sympathy for either. They were fully aware that reserves were low or nonexistent and willingly let the board kick the can down the road. I would not by a cono in Florida until the dust settles and because of the outrageous monthly fees I wouldn’t go for that either.
