Instead of IREIT, I've chosen Cromwell European reit, cause Cromwell actually changed their portfolio from commercial to more than 50% light industrial/logistics and it is the only reit that never issue rights during the high interest environment. Furthermore, it is giving 9% dividend while we wait for price appreciation. Also, these reits had been beaten down so much and with a 40% recovery is only back to their fair P/E value nia. Have been holding on to cromwell since 2022 and plus the dividends collected, I've already break even or even gotten a bit of paper gains liao ^_^ The most important thing I've learned, be patient and don't panic sell and the stocks/REITs will definitely exceed your buy price eventually. Huat ah!!

Hi PE Not the usual matrix to value reits. Usually it’s PB as it owns real estate The high PE could be due to fair value losses added in to latest earnings which could reverse in a interest rate drop environment 👌🏻

imo, target price is misleading people. Best is to check what they have said and how they do the valuation. Been seeing those nonsense bank value company like Tesla and Nvidia in a nonsense price while it cannot hit 90% near to its TP.

When Feds cut a total of 200 basis by end of next yr , Reits will benefit more on saving of refinance loans n more DPU given out . Those research houses will raise the target price higher 😊

Josh -One of the more sensible persons I never miss on KZbin (member and subscribed). What you've said resonates. Retired this year at 65. Was planning to let go at 62 during Covid But the overthinker in me planned all payouts at 65. Home paid for, no debts (CC paid in full each month). Now living off dividends, anuity and RA with other monies intact. Have a life policy bought when started working. As I started young the monthly premiums are low and doable. Best decision made was to buy a Aviva (Singlife) medical plan years ago. Most meals cooked at home. In my later years, when push comes to shove, sell my home if I need to move to assisted care. Preach with honesty brother. Wish you and yours only the best.

First off, I declared I am not in those high net worth category . I am not even in those with 2M , 3M in the bank. However , I always lived a frugal lifestyle and have been happy and satisfied with it. Here is my poor man strategy still involved needing 3 pots of money for different purposes and debt free. I believe as long as one has a pot (pot 1) enough to cover monthly expenditure until CPF life kicks in at 65 (which monthly payout too, must be able to cover your monthly needs) plus a (2nd pot) which is a 6month emergency fund for adhoc needs, and lastly (a 3rd pot)which a buffer pot / investment pot that is large enough to help earn some passive income and able to handle big unforseen circumstances. Then, one can consider retiring earlier than the official retirement age of 63 or 65(in 2030) if the 3 pots are achieved and if one values the time with family and for oneself more than wealth accumulation. Just my 2cents worth of believe. 😅

For retirement plan , need 2 supplement by stable passive dividend income by reits, local banks, SSB . Followed by substantial cash in bank a/c . If got mthly rental income ,lagi best . Also FRS or ERS cpf life also crucial .😊

Singaporeans are grossly overestimating the economy in 2050 …. With the current protectionist policies and ageing population gdp of Singapore will slow considerably… you will not be able to rent out hdb at will in 2050 … take that into account when calculating retiring planning

With public debt nearing Trillion dollar, gov will increase gst rather than devalue sgd … this means far fewer companies moving to sg in the future ….. If gov is further burdened with low quality immigrants like before then we are looking at even slower growth…My point Sg peaked long bk and it will be difficult to keep the growth engine going without significant damage to social framework ..

Hi Josh, for once. i totally agree with what you said in this video. People tend to overthink too much about money when it is arbitrary. End of the day, you can decide what is enough for yourself instead of comparing with others. Especially being a singaporean, it is totally different as compared to other countries. You don't need much to retire and Gov is always there to help either way such as subsidise etc2. I can totally relate on this even though i am only in my mid 30s. Your happiness is yours to decide and not based on what other people tells you. Appreciate this video and i hope more and more people understands this so that mentally they wont be so stressed out. :D

Good points, especially the concept on diminishing returns. My plan many years ago was to retire at 50. However at 50 now, with the pandemic and inflationary pressures, I have to push back to 60 instead. Always have a lingering fear that cost will spiral upwards more in future and I don’t have enough for retirement.

I think that most of us feel the need to work besides career advancement is to pay off the mortgage. We can't retire as long as there's a mortgage to pay. As we age, we may choose to eat healthily and may choose to cook at home instead of dining out. Also, when our children grow up, we may have lesser financial commitment. We may choose to slow down instead of retiring completely. My father died suddenly at 54 from heart attack without any medical history. I hope he had planned his retirement. He had worked all his life and had hardly taken any rest.
