I feel Ramsey is a bit out of touch with some things, but he is correct here. Universities need to lower costs. My local community College costs $930.00(Tuition & Fees) for 1 semester of 15 cr Hrs. Texas A&M charges $11,500 for the same. That is 1200% higher. Its worse if you are a non resident of Tx, then its 40k per semester at A&M. Sounds like extortion to me.

No amount of money in the world can fix human behaviour. You could see a family with the nicest house and car that have good jobs and are respected by everyone and they all seem lovely but the moment they are behind closed doors they can't stand each other. Mother could be having an affair, father could be an alcoholic, the son could have been kicked out of school and hangs out with a bad crowd, their daughter could have a drug problem and want to run off and marry her college professor, their grandparents could be dealing with terminal cancer, their baby could have a severe disability. These problems could be easily hidden and none of these problems can be fixed with money, existence in and of itself is tough and if anybody claims they have an amazing life they are most likely lying to you.

I used to look up to Dave Ramsey. Followed all his advice to a T. When I wasn’t notice much going on I called in on Dave’s show. Was very polite and explained everything. Well Dave did not like that I basically just exposed him as a fraud live on his show and he cursed me out shamed me for being poor and not investing more money upfront etc etc etc. blamed me for going to college like really insane stuff That day I realized he’s just a old man grifter trying to steal from the poor just like the rest of them. It was aired live but I’m prettt sure they scrubbed the clip from the internet. Happened on his show on August 16th 2017

@@prettyFpaid great! Are you working with an agent? When it comes to new construction I offer a certain dollar amount to you that you can use towards your closing costs. The amount depends on the price of the home and the commission rate offered by the builder. But in order to be able to represent you I have to be with you on your first visit to the community

What he’s saying is buy now because ultimately, prices will continue to go up ESPECIALLY when interest rates drop. When interest rates drop, you can always refinance. But if they go up, you’re not affected unless you refinance or get a second mortgage

Ramsey is wrong. This isn't emotional, it's simple math. The last time interest rates were this high was 2001. The median sales price in 2001 was 170k. The median sales price in 2024 is 420k. Median household income in 2000 was 43K. Median household income in 2022 was $75k. Median home prices have increased by 147% while median income has only increased by 75%.

Depends. In the long term if you can afford to buy, then do so. I bought in 2008 at 7.5% fixed. My home was newly built and depreciated. Eventually when the market got better and I had more equity I was able to refinance at 2.5%. I’m glad I bought, rent in my area is $2500, my mortgage is $698.

Best thing I learned about real estate: You can never change the purchase price but you can always change your rate. If you can withstand the current premium but the house itself is priced amazingly? Jump because once rates go down, the prices will go right back up to meet newly qualified demand.

Yeah but it wasn't this guy's idea, I remember watching an Oprah show episode in the 90s with a female money management specialist and she explained this then. I'm sure it wasn't her original idea either - but it WORKS. And thank god I don't have a credit card!! I'm not American, living on cards isn't normal

Good mindset. Bad strategy. His advice can cause a lot of harm. Please sort by interest rather than balance. Always pay off higher interest loans first. And don't rip out your investments unless the growth is eclipsed by your debt interest (not in terms of dollar amount but in terms of percentage).

Agree to disagree. Yes mathematically that makes sense but so many people feel they can never pay off their debt. By paying off the little one first it proves that paying off debt is possible.
