These model homes are always good to look at for design ideas no matter where you are in the process. Quick question: When you say "60 foot lots", I chose a lot that is 2 acres but the front width is the same or lioks similar similar to 1 acre lots in the same subdivision. Just a lot deeper (no pun intended). Is acreage not a consideration in "lot size"?

Do you want to buy a home you'll never actually own do you want to live somewhere where you can't make your own choices in your own home moving to an HOA and find out how much you really hate your life and how bad of a person you really are because they will kick you out foreclosure home and take all your money moving to an HOA find out😂😂

Sounds like youve had some terrible experiences with an HOA. For the most part HOA's arent that bad. Sure there are some things to navigate with them but overall they are there to protect the neighborhood. Can they put a lien on the home? Yes BUT there are several things that have to happen to get to that point. That would take SEVERAL violations and by that point if it got there it would not be a surprise that it was happening. So I would say to each their own, but do not believe the doom and gloom of an HOA as above

Typing this in a houston tb home, new custom build - 3 years in. My experience overall 6/10. Overall build quality 8/10, no major issues, but a long list of items after close that was never addressed, i had to hound them. Our close was moved once, notification was via email 3 days before our close date. No accountability taken by tb. This meant we had to go month to month on apartment and reschedule all our deliveries for new Furniture which meant 3 month delays. Tb building manager came to initial wakthough with plans to the wrong house. 2 issues i know of at framing. Allegedly copper stolen. Tb didnt replace the damaged Sheetrock just repaired it. Floors had to be reselected twice. Sent trades on warranty item who just argued with me (of the time a tb rep wasnt here to handle the trades. At close kitchen hardware not installed. Interior finishes were not complete. Selected wooden floor planks had glue stains. We have double sliders in the back of our house, they were not protected. Trades damaged them causing them to look terrible with float, cement paint plus dents all over the rails and casings (one side casing missing). Media room speakers not centered snd because none of the walls are square theater screen bowed.

We drove through an lennar in the new camey tx area. One BRAND NEW home owner bought a led scrolling board that said "beware, do not buy lennar, you will regret it." Crazy

Never buy in an HOA. It does not matter how much the fee is. These people have more control over your property than you do. Buy your own land and hire a custom builder.

Hello Zak and Megan, I have a question and concern as I list my home now waiting for new construction that is scheduled to finish in 6-7 months and I dont see anyone talking about selling "too early". Where do your clients usually live for months when the finish date for the new construction isn't confirmed yet? Any housing options for a family of 4 - 2 young boys that isn't an extended stay hotel and won't break the bank? Sure, relatives are an option but not for months. We'll also need to put our stuff into storage but will need movers for that, and movers again to get it out of storage. At least the big stuff. What do you typically see? Thanks for the great videos.

Great question. I have had clients do a couple of different things. Move in with family/in-laws, stuff in storage. Short term rental or Airbnb. Had some one recently decide to rent an RV and travel for a couple months, that was interesting. The unicorn Jewel is a leaseback of your own home until the closing of your new home but that is so challenging. There are so many factors that have to go right to make that happen but i wish it was more easy to make happen. Also have had people recently that have worked with the lender to do a bridge loan to cover the down payment withoout the sell. Challenge with that is you have to qualify from a DTI perspective and if. your home doesnt sell in a timely manor youre carrying two mortgages which would be no fun. Other option is a rental property with a shorter term. Landlord may charge more to do it but for the right home it might be a fit

Everything is too expensive now. I live in that neighborhood. I Paid $365k for my riverside home in 2021. Now they are selling my floorplan in farmersville for $560k starting price.

Only problem it's in farmersville and there's literally nothing around from a retail perspective. 10 mi to Walmart in Princeton not too bad but it may be cheaper as you're saying because it's up and coming.

There are we just have to go a little further out unfortunately. Think Farmersville, Princeton, maybe Lavon, parts of royse city, crandal, maybe red oak, or parts of Haslet in the northern part of ft worth. We could also look at pilot point and Aubrey.

DR= complete junk. Built on a slab, no overhangs, the cheapest siding you can buy warps when installed, Stay far away.

Alot of builders are not offering Blinds anymore..:( I think they have realized there is very little profit margin. It is one of the hardest things for me to negotiate these days. If it is not already included.

Most of the time there is no money in blinds for the builder it seems. In my experience it seems like 50/50 if they will give it or not

Parks at wilson creek has a solid lineup of builders. Just recently had a client write a contract to build there. Excited to see it all come together. So i think i would give them the edge based on that. Would also consider hillstead or Latera depending on where you want to be budget wise. If you need help lets chat

Any experience using a lender that services their own loans? Do they provide better rates and options if they are the servicer?

Its hard to find honestly. Most of the time the loan is going to be sold at some point and multiple points. there is really no rhyme or reason as to when or why so they cant guarantee it will or wont. And that doesnt usually have an impact on the rate if they are servcing or not.

I like them. Usually good incentives both on builds and inventories. solid quality. And soltera in particular I like them because they have some of the larger lots that are available for that community.

Hi Zak, thank you for your tips and advises. To the future homeowners, please make sure to contact and create accounts with the utility companies for water, sewer, electricity, internet and others such as security and surveillance systems. Make sure to notify them when is your closing date to have them switch services from the developer to the new owners.

No probably not. Just be kind and gracious to them. When some thing is wrong point it out in a clear way without being derogatory and telling them how terrible they are at their job. Chances are they have already seen it and are aware. You can always write them a card and get a giftcard if you want but it wouldnt have an impact on the service, but kindness will

Trust me, me too. As we are looking at our next move it makes it super hard to walk away from that rate. Which is why I think so many builders have the incentives that they have right now to help with that. Of course we are not getting back into the 3's but i have seen builders in the low 5-4 depending on the incentive
