You mentioned it's mandatory valet parking for residents. Part of the monthly HOA fee goes towards the valet parking service. I come and go several times a day. Would I tip the valet each time, is it included in the monthly HOA, or is it a holiday/end of the year lump sum tip? Thank you for the video!

Isn't there a freeway noise issue? When you were on the balcony, that noise was a bit much. Also, is there good GUEST and/or free street parking?

There is freeway noise but that’s the trade off if you want to live in a city you will have road noise. Complimentary valet for guests. Some people don’t mind the noise some do

@courtneybentley Some noise is okay. I currently live in an urban high rise and have a lot of traffic and other street noise. Freeway noise can be quite rough, however. Perhaps if I am super high up or facing the opposite direction I could manage it (although I would probably have to give up on a view of the strip in this case).

I’m here to learn and your videos have taught me a lot. My fear from buying a high rise is the resale or having a difficult time selling when needed. What are your thoughts on buying a unit that is part of a hotel? That way you can either live there or turn it over to the hotel to book the room instead of selling. I think the Aria does this. Thanks for posting.

The H.O.A. is way too high. You could buy a house 🏠 with the H.O.A. fee alone. It's like paying off a house 🏠 and then paying rent afterwards.

LV will go through the change in real estate market as most of US is beginning to go through. Been in investment all my life there is no exceptions!! Not worried about over priced homes in LV bc the market will take care of it self! Just wait patiently!!

Southwest is kind of played. that Durango exit off the 215 is always a headache, the Uncommons is a ghost town unless it's a Saturday. They are struggling to get people to move in there and Peter Lik homes look like they are trying to compete with blue heron but they seem to fall short. There are better parts of town for sure.

I definitely feel this is an entirely different home style vs blue heron which is way more cold modern. These homes have been selling and the southwest is growing. I was at urth cafe yesterday and had to wait 30 minutes in line before ordering. I think once construction ends it’ll be a nice flow of traffic growth takes time

It seems to be filling a demand here in Henderson, we do not have enough housing and actually have low inventory still in this market so I am happy to hear they are building more homes, supply and demand!

Courney, this was an highly informative video on Henderson. I was particularly interested in the Parklands, Greenspaces and most of all the connectivity of each park to the HIKING Trail. I am a lover of walking and hiking in nature. I am strongly considering in moving from NJ to NV. Splendid video.

W Hendereson. Great. Hendertuckey. If you are ok with air traffic into Harry Reid and Nellis. Go for it. Also it is a little lower in elevation. You will feel this in the summer. And so will you electricy bill.
