@courtneybentley Hey Courtney. I learned that different high-rise buildings allow short-term rentals and others don't.. I have truly thought about purchasing a highrise apartment in the Martin. However, I'm leaning more towards the Waldorf Astoria due to the HOA fees and the amenities.. Im really looking forward to the Four Seasons highrise... Im working with a vegas realtor for a home in Ascaya, so the highrise will be more of an investment property...

I’m here to learn and your videos have taught me a lot. My fear from buying a high rise is the resale or having a difficult time selling when needed. What are your thoughts on buying a unit that is part of a hotel? That way you can either live there or turn it over to the hotel to book the room instead of selling. I think the Aria does this. Thanks for posting.

With all these restrictions and cost how does the seller get such premiums when selling? Views are one thing but it seems like the aggravation and poor financing would cause for discounts in pricing not premiums. This always baffles me.

@@iceyjo the lifestyle high rise living offers is what really excites people. Living on or near the Las Vegas strip offers someone an experience living in a place like Summerlin does not. Until recently high rise condos were not at a premium but with so many people moving here and wanting the benefits high rise condos offer they have increased in pricing. Would you be open to living in a high rise?

I'm confused by what you call "premiums". In a recent video Courtney mentioned Turnberry Place cost $650M to build 20 years ago. Spread that among 750 units and that's almost $1M per unit. That's from a 2007 LVRJ article, I think. Replacement cost would like be twice that today? So how much would a 2805sqft 35th floor condo sell for if built today? But somebody put something in the water in Vegas about 9mo ago and highrise prices started skyrocketing. Strangest thing. I'm just window shopping, looking at units that are going for $600K every couple weeks. And then they are $700K. Then $800K. And more. And the inventory of units shrank--in three months one condo went from about 10 units available to 3, and the 3 are now yes, at a big premium and are not selling because it's obvious someone is just hoping to catch a pigeon with those prices. My thinking was, until interest rates come down, prices will stay depressed. Didn't work that way. I don't know the exact numbers but if feels to me like prices went up about 20-30% in less than a year. I imagine real estate agents have more exact figures, but it just felt pretty wonky.
