Most window manufacture instructions (MI) call for full support of sill. So we start flat. If foam will not fit in tight gap, we caulk it.

In socal (Glendale CA) I rent a 2 bedroom 1 bath 850sq ft fully renovated single level apartment with patio for $2300 a month. My lease started less than a year ago and you can still find comparable places now. $2500 for basically a studio apartment is just dumb I truly cannot believe anyone would pay for that unless it was right next to the ocean or something.

I'd consider running the outdoor water system outside the house with a separate shut-off. It might cost more initially. This repair would cost even more, require multiple trades, and pro-rate the tenant's rent while the water is turned off.

@ThatADUGuy RMR 141 kills over 141 different microrganisms and gets rid of mold and mildew. RMR 86 removes stains caused by mold. They are definitely more expensive than vinegar tho. I use them often, especially on wood.

For the “attached” jadu perhaps consider a breezeway space between staggered units with a common roof? I’ve seen this design and it seems very good. I’m considering this because eventually I would have the space available to my mom when she’s older. Until then it can be rental unit.

Don't forget to hit you butt end after nailing the bored. Want to make sure that butt end is set . We will stager the seems but always mske sure no seem ever lined up with any other. Maybe get one 5 to 6 rows back.. We use to use the manual nomadic nailer. We csll that the wirless powerless nailer haha. But always make sure u set you buts. I suggest to never hit that butt un even causing issues with the next bored not being able to set tight. Looks like prefinish your doing. If be careful hitting the surface of that bored with that style hammer. We use the new style nailer that roll right down that tounge. Not having to pick up off the bored each time. One good thing about the manual nailer is your getting a nice solid hit setting the bored nice snd tight. Air nailers mske it easier but will never pull that bored like a good old fashion hard hitting manual nailer.. I don't recommend using it you don't like working hard. Haha . Use to be my father's method befor u were able to nail. Have to be able to use a manual so u could go through all the trial an error to understand the process. Sometimes easier isn't better but some times harder isn't necessary. Great video much respect

Yes, every 4th sheet gets trimmed. Clips are not required on 5/8 plywood.

I'm a mold expert and indoor air quality scientist. Vinegar does NOT work ESPECIALLY on porous surfaces such as wood and OSB. Even straight vinegar on a clean, nonporous surface isn't effective at killing mold. This is completely stupid--may as well spray sugar water on it and seal it up. This would most likely make more mold grow on it than doing nothing at all. You should be ashamed of yourself.

Moratoriums usually say if you trench for a utility then you have to replace the roadway section for a certain number of feet in each direction and up to the crown of the road. Sometimes the full width of the road. So you are still allowed to trench you just need to replace some AC
