I’m trying to understand your reasoning for the garage vs additional living space: I know you said it’s value-add to tenants, but couldn’t you get more yield by having an additional unit back there?

Hi! yes, higher yield for sure, but trying to fill the need of live work space for other creative people in town.

Do you need to a licensed general contractor personally to be able to own these properties and do the work like you are along with the sub contracting?

Good question. Depends on your area/state. In Oregon you can run the job without a GC licence as long as you own it and do not indend to sell. Always check your local rules though.

Im curious why fabric was not stapled to the framing to form voids for the insulation before applying the drywall?

We only used blown it at areas withdrywall. The open bays got standard fiherglass batts.

What are the 6 contractors you recommend hiring out? What lrice per sqft do you pay for drywall installed and textured?

Rough plumbing, rough eleltrical, hvac, insulation, drywall, concrete. We pay aroud $1.50 sf for drywall.

@ThatADUGuy thanks for the reply! Good to know. I was trying to use a cost per installed sheet of drywall but it's hard to quickly estimate. The cost per sqft helps a lot
