Im getting ready to build my own barndo and I like your foundation wall. I think I will do mine the same way and use the perma brackets. The one thing that I might do differently is using steel trusses and framing my walls out between the posts.

I use a synthetic roof underlayment for the house. For the garage I used a 30lb felt and I have not had any noticeable water issues. Anything to keep the water off your wall system is all you need.

Love the drop flooring. Is that going to be dead space? will it have outside access? I would guess you need access to the plumbing?.. great idea. love it

Yes to all three questions. I think you should check out part 1 and 2 of the floor system. They have all the details that fills in the backstory. In a nutshell, it is an encapsulated unvented crawlspace much like you would find in any newer build.

Excellent. I am planning to self-build a post frame shop and house on my land in central Texas. They will both have concrete floors on top of ground with about 6 inches of topsoil and solid limestone under that. So, the foundations will be interesting. Currently using Sketchup to design all.

Have not heard of sketchup. I will have to check it out. Not sure if you seen our soil compaction video but that is why we went with a crawlspace. The test results for a slab on grade was borderline so we played it safe.

Why didn't you just build a 4 or 5 foot crawl space and save a heap of stress.. Would it have cost you more than a few grand?

Not sure what additional that would have cost. The beauty of doing your own build is you get to pick and choose where exactly you want to spend your money. Unfortunately, in the end our budget dictates many decisions. We have a few no compromise items so in order to make those happen we have to sacrifice in other areas. You bring up an excellent point to consider though.

Looks great. In hindsight, would it have been easier to install the vapor barrier before installing the floor system? Keep up the good work.

Yes it would have been a lot easier. I was nervous about working on top of the plastic and tearing holes in it. If I had to do it over again I would do the side wall plastic before the joists and then roll the floor plastic out after the floor framing was complete.

Thanks! I would agree. I watch a few other professional builders on KZbin and I have yet to see rebar used or anyone consolidate their mixtures when pouring piers for post frame.

Is this in reference to the CRSI manual? I don’t see where a hook is required in any of the ties listed in the manual. The manual shows 5 types of ties and I tried to emulate the “wrap and snap tie”. Always willing to learn if you can point me to a reference.

Great video, thanks for this detailed review, very helpful! Question, would recommend the 24k or 18k in a single story ranch approx. 1035 sq ft.? BTW I’m located in Connecticut. The home is open floor concept kitchen to living, dividing wall was taken out.

Our mini was intended to just temper the air in the garage and not fully condition it like you would with a living area. For living areas I would highly recommend having at least a manual J calculation run to make sure you size the HVAC unit properly. There is a lot that goes into the calculation. For example, insulation r values, window and door performance and locations, along with total volume of space being heated/cooled. I know that probably isn’t the answer you are looking for but hopefully someone more qualified than I can point you in a good direction.

Yes. The same engineer that drew the original plan made the change. It cost an additional $500 for the change.

@@NotTelling51 a 9.5 inch wide 16’ I-Joist is about double a 16’ 2x10. (Where I get building materials.) The girders and piers in our layout will be carrying the majority of the weight (which is why the joists run in different directions). Would I-joists or better yet floor trusses have been better? Probably, but not necessary in my opinion due to the design. That’s the beauty of building your own home. Spend the money on the things that matter most to you and use suitable alternatives in areas where you want to save money.

I like the idea of DIY HVAC but I don't like that massive roll of extra coil, it has to be inefficient since the coil is supposed to stay cold. I know it's insulated but insulation isn't 100% efficient. The extra coil shouldn't exist. It's just a bad design by the manufacturer. One thing I would do is delete the factory mini split drain hose and replace it with a PVC drain that had a shut off valve at the mini split indoor unit and a fitting to accept an air hose, so that the drain line could be blown outside once a year with high air pressure from a small portable air tank. Just fill up the air tank with a regular compressor in the garage and only need to carry the small air tank inside the finished house, no long hoses or loud noises inside the house. I've watched other videos on mini split and the drain was a weak point that could be an easy low-cost fix.

I agree with all your comments. I usually have to clear the drain out 1-2 times each summer with my shop vac . The extra coil is for sure a downside to having precharged lines. If I ever need to have the unit serviced it will be shortened.

Good to see you're using laminated posts. I built pole barns as a business in the early 1990s and those were the premium post types. They don't twist like a solid post and are easy to add trusses. We always knew the clients who ordered laminated were wealthy and the clients who had a round post (yes those people exist) were about broke. No offense to anyone, just saying laminated is the best you can buy as far as the wood post goes.

We went crawl because the top 12” of soil on the backside did not pass the soil compaction test. We had to cut the front side of the build pad and fill towards the back due to building on a slope.

It's better to install a 1x6 trim around all windows and doors because that gives you 5-1/2" clearance If the window or door ever needs to be replaced without having to touch the siding. Plus that added 5-1/2" trim makes the building look more finished like compared to a cookie cutter subdivision house vs to a traditional house built in the early 1900s, it just has that well-built look. You are young enough that you will replace windows in that house assuming you still live there in 30 years.

I wrestled with this exact thought during the design phase. After I planned all the window locations so the edges fell between the ribs I had the thought of trimming them with PVC boards. I probably would have had to adjust all the locations so I made to decision to omit the trim. A decision I may regret later.

We have had the mini running now for 2 winters and no issues with heating the garage. 4 inches open cell spray foam in walls and 4-5 inches of blown-in insulation in the ceiling. Still deciding on what to do for the house.

Yes the posts were purchased from Menards. I would absolutely do it that way again. They are built with rivet clinched nails and for longer posts they put steel plates to reinforce any splices (anything over 20’ long). I am very happy with the product.

It was supposed to be a footer with 12” stem wall. The concrete floor was to be poured inside the stem wall. Unfortunately, I fired the contractor halfway through the project due to quality of work. We ended up doing a slab with turndown edges and connected it to the footer via the rebar that you see sticking up.

Just did an install of this stuff on an interesting shaped building (12-sided, so all outside mitered corners). a few thoughts to some of the comments I've seen here: -Like you said, get used to the imperfections. Its a cast concrete product so there are going to be inconsistencies. I found that your starting row is super important to a good install. Don't be afraid to chip the flanges off or grind at the bottoms of the panels if you have a bowed piece that won't seat right. -The starter strips are really handy. Each panel is probably 15 lbs or so, so not having to hold it up while trying to screw is nice. -Because the faces of the stone are inconsistent with each other, mitred corners are just not going to match perfectly. If it really bothers you, Versetta makes a "caulking" that matches the stone color and consistency so you can get rid of the inevitable gaps that will show up. -USE YOUR LEVEL! It's really easy to get out of level if you aren't checking each piece, and you wont realize until you get to your siding and the whole stone cladding is an inch out over the length of a wall. Snapping lines (preferably set with a laser) is crucial to a good install. -A cold chisel works really well to chip the flanges. -An angle grinder with a 4in masonry blade came in handy for fine work. -Remember, this product is an budget friendly ALTERNATIVE to masonry work. The overall aesthetic is nice though. If you want the real thing (real rock, mortar, nice edges, etc.) you are going to pay for it. -WEAR A MASK, EARMUFFS AND EYE PROTECTION when cutting this stuff. It's concrete, and the silica dust is really bad for you. Overall a really cool product. Easy and straightforward to install for beginners. It achieves the look a lot of people are going for at a price that won't make you crap yourself. Don't be afraid to dive in and try an install yourself, it really isn't an intimidating product. I have never worked with stucco but I do know it can be used as a scratch coat for mortared stone. That makes me think it would probably be ok as long as you could get the fasteners into the framing.

That is a valid and very good question. Unfortunately I have to say that I don’t know. I didn’t run any estimates on stick framing so I would be guessing if I tried to answer. I will be putting out a cost video for the shell here in the near future.

They stay right in the column to stabilize the cage while it cures. It is very difficult to pull them back off once they are clipped into place.

1:11 Yep,100% Bro...worse yet the action of corrosion will actually work almost like water freezing and will break apart your concrete....ever see bridge abutments and columns that are breaking away and exposing the rebar...this is why.
