There is no such thing as dry rot. Rot is caused by moisture loving mold that eats the wood. The dry dust left over is just that.

I would suggest you google dry rot and click on the images. Dry rot is caused by moisture and lack of ventilation. At 1.42 mark, you can clearly see the dry rot fungus.

If you replaced the typical treatments of the damp proofing industry with traditional lime plasterers, you would a. Preserve our period properties b. Not have damp. In all honesty, a level 2 survey is as much use as asking Roy keene to mot your car.

I'd say the biggest cause is the home owner isn't ventilating enough and haven't balanced heating during winter months. . That's one saturated internal environment! The wall and floor coverings are not helping either,neither is gravity. Chemical injection isn't the answer to resolving any damp problem. This house needs a fair bit of restoration

Great! This is fascinating! A most important job! Vital vocation! Seeing the details of this work must give the young potential apprentice a great appetite for carrying out this extremely important work! So important for the "structural integrity" of the building! (PS Go out to the schools -- Get as many young men -- and women -- as you can't to sit-in on the work -- You will have many more future apprentices who want to undertake the wonderful job that you do.)

It is not that bad. I lived in the house with 70% inside and basement had 93%. The mold was growing everywhere. UK houses doesn't have ventilation and good heating system. Rented properties are a nightmare.

Re downpipe , few weeks ago I was asked to repair a leaking gutter joint and discovered that the downpipe lead straight into the soil I dug and dug but no drain or soakaway could be found so for probably 40 years the water just overflowed the gutter as the downpipe entered compacted clay (an effective plug) . Only a small roof so piped onto garden as far away as possible.

Great information this guys. Ive just had to rip up a rotten suspended floor and now installed 2 air bricks to improve air flow and rid the outside of concrete layed upto the outer wall. Should i treat the upper foor with dry rot wood worm treatment can the spores become airborne and infect the bedroom floor above?

I wish my survey covered even half of what you guys did! I'm currently dealing with all the problems you've covered in the video. Had to dig out the whole hallway as it was filled with concrete and no dpc, had the same tiles laid on the concrete, which were covered in salts.

Cavity-walls must NOT be bridged with insulation(insulation touching the outer walls inside the cavity-wall); or else moisture will transmit from the damp outer wall, through the touching bridging insulation, and into the inner wall; making the inner wall damp inside the building. Injecting foam into the cavity-walls stops the property from breathiing: resulting in drastic condensation saturation of the inner-walls inside the property. Cavity-walls that are already built up can NOT have cavity-wall insulation added. Cavity-wall insulation batts(panels) can ONLY be installed from the very start of construction of the cavity-walls. If cavity-wall insulation is to be used, there must be a large air space gap in-between the face of the cavity-wall insulation batts and the outer wall inside the cavity-wall; this includes an air space gap in-between the face of the cavity-wall insulation batts and the cavity-wall tie drip-points(which must point downwards in the centre of the cavity). Fit felt lap vents internally. They are cheap (£20 for 10) and install each in less than a minute.

Remember the moisture in the roof space comes from the house below! Don’t dry clothes in the house!

Excellent. It's like the effects that Dr Joe Lstiburek notes where folks had painted their walls/roof and suddenly got a load of moisture problems 'cos they no longer had the solar heating & drying effects (PS the guy's Canadian, and the physics is world wide, don't let the 'USA' perceptions fo0l you if you watch his lectures 🤔).

My house was built in the mid 90s the rear of the house is full south facing the ceilings are fully insulated and there is open space into the eaves with full length vented soffits and i still get condensation dripping from the bitumen roof felt.

You heard the guy, you will have to turn your house around so that the front is South facing. Could be expensive. Only joking. Have you ensured that you have full through and cross ventilation to the eaves on both sides?

@@onanysundrymule3144 brick gables East and west facing, tiled roof north and south facing, full width vented soffits in the eaves on North and south elevations no obstructions can feel the breeze when it's windy but condensates when the temperature outside is very cold.

We have brown staining on the new insulation from where condensation on the bitumen felt is dripping down.

I'm a structural engineer and what I'd also be most worried about is the lack of any bracing to the trussed rafters. There is no longitudinal bracing nor is there any diagonal bracing and the design assumptions of restraint of the trusses at the node points is invalid here due to the lack of bracing.

I can see a diagonal strut at around the 1:30 to 1:34 min mark. It does appear to be of slate batten type scantlings though, ie better in tension mode than in compression for sure.

@@onanysundrymule3144 Yes, you're right. You can see that bit if diagonal bracing at the beginning. The trouble is that it does not carry on along the whole length of the roof which is what it should do and there are no longitudinal braces at node points so still a fail in my books.

Great video. A question if I may: is insulated ducting worth the extra cost over the white plastic type in this video? We inherited two bathroom extractor fans in our house and one has an insulated hose and the other does not. I wondered about "upgrading" the non-insualted one but wasn't sure if it would actually make a difference.....or whether it would just be a placebo effect. If it makes any difference, the non insulated one (family bathroom) gets more use than the insulated one (en-suite)...
