One day I'll have enough money to build a home, and when I do it's going to be ICF. Better soundproofing, better insulation, and more structurally sound than stick framed. Sure, the initial cost is a little higher per square foot, but you get that back over the course of ownership in hearing cooling costs, and can be offset even more by installing solar panels, which where I live is virtually free if you have even a modicum of sun hitting the panels. Which in Florida isn't really a concern.

How long of a clear span can I go for a garage floor?
@ICFbuildings3 жыл бұрын
Depends on the anticipated loads (incl. seismic) and region: in most of the USA with regular vehicle-loads (3,000lb point load) you can span up to around 26 feet. Most of Canada with 4,000lb point load up to around 24 feet.

Great point! Quad-Lock's panel & tie system makes this also fast to install by just using those large washers to secure the frames to the Quad-Lock formwork .
@Splits-man3 жыл бұрын
But don’t the ties create a line for the ingress of water over time?
@ICFbuildings3 жыл бұрын
The Quad-Lock ties are unique by incorporating a water-stop feature around every tie. It's the round disks near the centers of ties illustrated at www.quadlock.com/images/engineering/QL_Ties.png We built a tall water-tank that verified that the water-stops work as intended even with a 10ft high water-column. Of course concrete is still somewhat porous so other customary waterproofing techniques are recommended in addition. For example on basements walls with potential for hydrostatic pressure, a self-adhesive SBS membrane plus a dimpled drainage board is installed to drain water to the drainage tile.

I have always like the idea, and would be interested in building my next house with them. Living in the Northeast we have basements and obviously require back filling. Are there any extra requirements beyond sealing / protection to the ICF?
@ICFbuildings3 жыл бұрын
Like other basement walls you have to let the concrete cure sufficiently and usually install the floors before back filling. Water-proofing is usually done with self-adhesive membranes applied directly to the Quad-Lock exterior and a dimple-board for drainage where needed.

@ICFbuildings3 жыл бұрын
Our most popular 3" Ultra panels create R-28 walls - that's continuous R-28 unlike so-called "R-19" batts that only get you roughly R-13 in between wood studs.

When the wall is finished with drywall, how do you hang something heavy on it (like a TV). Will a stud detector sense the plastic ties? Or will I need to use long concrete screws for this?
@ICFbuildings3 жыл бұрын
There are a number of options to hang heavier items: most stud finders detect the plastic ties, for heavier items like kitchen cabinets plywood screwed to the ties is commonly used, for even heavier things you want to attach to the concrete where you can use tapcons or during construction you can embed steel hangers/anchors/bolts into the concrete for everything ranging from decks, garage doors to entire floors.

What does he means, when he looks inside the cement truck for slump size and he says no visible cracks?
@ICFbuildings3 жыл бұрын
When concrete with a 3-4" slump goes over the "blades" inside the mixing-truck, it usually breaks into chunks. At a 6" slump it mostly flows over the blades without cracks/breaking into chunks.

How are the outside walls finished ? Are they left as is, with just the foam from the form, or can it be finished off with lightweight shot-crete ?
@ICFbuildings4 жыл бұрын
Most exterior finishes work! Stucco can be adhered directly to the foam (after rasping it) per the stucco manufacturer's recommendations, usually requiring a mesh. Wood, plastic or metal cladding is mechanically fastened to plastic ties or, if needed, to "airgap / rainscreen" thin wood strips. Stone and brick finishes are attached with brick ties that are cast into the concrete.
