Not going to happen! Probably EVER! If they allowed foreigners to own land, massive swathes would be bought up and prices would sky rocket, and locals would NEVER be able to afford ever again! At least with the current rules the ownership stays in Thai hands, so when the transient ( 20 years!) farang passes away, the property stays with a Thai! We have to move away from our historical obsession with ownership of homes! You could invest the money in the S&P500 and make enough annually to cover rent, without affecting your principle! AND, if the Thai government changes the tax law next year or in the next 5 years, and you have to run away to Vietnam or the Phils, you are not tied to a property where you WILL lose money on when you try to sell in a hurry!

Very rare... In 20 years I've only ever seen one scorpion (in Krabi) and never had a snake enter my home...maybe 7 or 8 in the garden during that time, all harmless (golden tree snakes and kukri).

There's no ongoing lease/rental fee, just an initial lease registration cost payable to the local land office (complicated to explain but it's 1% of the assessed rental cost for the 30 year period). When renewing you would normally expect to pay any of the lessor's admin costs (if applicable) and their tax liability for the lease income. Not the same price again.

⁠@@Pranburi-propertythank you so would pay an initial 1% of the total cost upfront so if a property is 250k usd then the initial cost to the land office would be about 3.5k, and what about the rest of the cost of the home is it paid annually to them or the land office over the 30 years? I came across someone in Bali who had a 10 years leasehold and she pays for the cost of the leasehold annually.

Usually that lease registration cost might be shared 50/50 between buyer and seller. After that, you just pay the development common fee, about $50 per month. There is no ongoing rental/lease costs. The leasehold structure is basically a mechanism for foreign ownership/security.

Also it would be less because the lease is only for the land (not the house) so the 1% lease registration only applies to the land. Say the property is $250k, they separate the house and land lease value, for example $200k for the house and $50k for the land lease so you only pay 1% of the $50k as lease registration fee. But all this money is paid up in full on the day of closing.
