In the case of a development like this and with non-Thai owners, you'd usually have a 30 year lease on the land, and own the house. Fully within the scope of Thai law and should have an experienced lawyer draft the land lease agreement to ensure it includes all applicable clauses to give full protection.

This is a very nice small villa, good value. When we retire next year we have no real idea what our house will retail at, which will dictate whatwe can afford, so keeping an eye on properties on the 5-6M range, this would be a winner.
