Excellent and insightful video as usual. As a long time real estate professional, now in South Florida, who has been through these cycles many times over several decades I have one overall comment as well as some questions to which I’m interested to hear your opinion. First, the talking heads continue to beat the “Low Inventory” drum and I’m simply not seeing that, especially here in South Florida. As for the rapid and record setting increase in your inventory there in TV, in my professional opinion, there are a few major factors, and I’m interested to see if you agree with me. First, since COVID home prices in many areas of the country but especially here in Florida have skyrocketed almost in a straight line, which in my opinion, whether stocks or real estate is difficult to maintain long term. Secondly, many homes were purchased during this high-priced time frame and now those sellers have a difficult decision as to whether they hang on in hopes of breaking even or swallowing the pill and taking a loss. Lastly, The Villages, much like many builders, is in the business of building and selling homes, and have the leverage and deep pockets to do what’s necessary to accomplish that objective, including cutting their prices. From what I’m seeing The Villages is often offering brand new homes for less than a similar home sold for a few years ago which leaves the resale seller behind the 8-ball when it comes to pricing their home. I’m seeing the same thing here in my area where builders are making some amazing offers with discounts in excess of $100K on some homes. Your thoughts? I hope your Christmas was magnificent and wish the very best for you in 2025!

Hello Peter: The median sales price per square foot for the properties closing during the last 7 days was $250, down $1 from $251 the week before.

Suggestion: You might consider adding at the end a short verbal outlook or synopsis on what all the data shows from the previous week. The graphs are great but as a novice I can't always figure out what the trends are.

I love the data! Between VLS and MLS, there is a glut of homes on the market. The market is beginning to cool down considerably. Half of the glut must be due to the overdevelopment of The Villages. I feel that The Villages is more of a lifestyle resort; if there were fewer homes in The Villages, the prices would at least stabilize. My question is, why are people choosing to leave? Is there a problem with the community in general? I'm sure there's a natural turnover that occurs due to folks passing, but there are way too many homes for that to be the sole reason.

Hello! I don't think we are seeing more people leaving than usual. Some percentage of new residents leave because the loss of nearby family is too great for them. Others trade up or trade down within The Villages itself. The Villages focus on development certainly doesn't help resale prices.

A 25% price reduction maybe more reflective of seller wishful thinking than anything else. It seems prices are normalizing although new listings bear watching. Great analysis!

New home are not negotiable. That might change with all the homes on the market but in general they are not negotiable. Pre owned are negotiable.

The Fed is reactionary. So assuming that the Fed is looking for market driven rates to follow their lead is incorrect. Market driven rates are about to reverse to trend looooower over the next 12 months. Watch what happens to asset prices of all types. The lower the Fed funds rate drops and the lower market driven rates drop the lower asset prices will drop. Hardly the outcome you would assume the Fed wants. But the truth is that the Fed is only there to rob the middle class and give to the Bankster class. That's the Fed's sole purpose.

@@davidisinflorida The Fed colludes with Congress to reward certain entities. For instance, the Fed monetized the $5.2 trillion that Trump doled out as his final act before leaving office in Jan 2021. All Biden did was keep the wasteful spending alive. But if it wasn't for the Fed reshuffling the created debt there would be no current asset bubble. Trump says he's going in to weed out waste. The markets will weed out waste long before he even gets to it. Markets adjusting out wasteful spending is the very best solution that will level the playing field for haves vs have nots. We'll see if collusion between corporate Amurika and Wash D.C. curtails it again. If not I'll be a buyer in the Villages for well under $150 per sq ft. come 2026...maybe sooner. We shall see. No stopping what's coming though. Hopefully you intend to garner at least a small part of the $trillions about to come out of asset prices.

I wish these sellers much luck trying to get virtually same per sq ft price as they did a year ago with the huge increase of properties on market as compared to a year ago. Major price reductions coming

Looks like price/sq ft is hovering at $250. Inventory will continue to expand. They don't call Village people "frogs" for no reason. The prices of estate homes as folks die off will adjust price lower. Everyone else in the Villages will just stubbornly sit there in their grossly over priced Villages home and do what frogs do....croak.

I'm guessing that your MLS listings are up due to th NAR changes, with more sellers opting for MLS now so that they do not have to pay the buyers realtor commission, as they still do with The Villages market. Without data from both markets, you cant give accurate market data.

Hello! I do not think your assumptions are valid. Almost every seller on the MLS is still offering a buyers agent commission, they just cannot state this on the MLS system anymore.

The Villages sold 1k homes (new and preowned) every month this year. I don’t know how MLS faired. I think those are healthy numbers and inevitably some variations will happen.
