I am curious how many homes are sold each month in the villages, and which months have the most (or fewest) closings. In months where sales are historically lower, it might be a better time for buyers. I'd expect there is a lot of buyer interest during the months when the snow birds or people rent for a few months in the villages in January thru March or April. i am also curious about how the actual sales price per square foot changes for each home type changes over time, for the different sections of the villages, as new homes become 1 or 2 or more years old. Is there typically annual appreciation for a few years, or do prices go flat? Would any of your charts show for the last 5 years, villages sales by each month, so i can the trend or average monthly data? Or might they show how square foot prices change as a house gets older? thanks

Good info. I think the percentage of price decreases does not take into account the original listing price, so unfortunately not as meaningful as the data suggests.

Hello! The percentage of price decrease IS the decrease from the ORIGINAL listing price.

Hello! If it is relisted within 60 days then the CDOM (Cumulative days on market), and original list price are NOT reset. If the home has been off the market for 60 days then the original listing price is reset and the CDOM is reset to 0

David is the Villages seeing the skyrocketing home insurance rates that other parts of FL are seeing? i have seen Tampa area insurance rates more than doubled to $12k per year for median size homes.

Hello! I hear differing accounts. Most people I know here in The Villages tell me that they are not seeing dramatic increases. Coastal homes seem to be most affected.
