Housing here IS affordable for people that can afford it...and I do feel that no one is necessarily OWED anything. Most people CAN afford to buy something in the Seattle area, it's just an hour+ commute from the city.

My main issue with the law is that it's assuming people aren't getting rehabilitated. To me, if someone assumes because you made a mistake in the past that you'll always make the same mistake in the future then what would be the motivation for me to be better? If I'm always being punished for a past mistake, it seems to me like double-jeopardy, but I'm not a lawyer. I assume this will probably be challenged and thrown out, but it's nice optics going into the elections

Good point! That’s an interesting question on the psychology of policing. I wonder if they think those things through.
@sterlingmarshel6299

The zones were created to give police more latitude in breaking up and arresting repeat offenders. The "ban" is a tool to do this. Seattle residents and businesses deserve a safe environment to work and live. Criminals don't deserve a free ride in our City - They can be arrested and forced into rehab to get their charges dropped.
@ahomeinSeattle

Agreed, police should be policing everywhere. These zones just seem to be a publicity stunt.

As a New Yorker, visiting Seattle, it was wild to me how few police there are in Seattle and how much homelessness and drug use there was. Do you guys go to these areas at all? Drug use seems to be at a peak, and clearly the current policies and support systems aren't working. I agree that banning people from certain areas seems extreme, but I also think leniency won't lead to a solution.

Something definitely needs to happen, most people I talk to try and avoid these areas for the most part. This policy seems impossible to enforce and only concerned about the optics.

They need to do something about all the craziness going on in public areas but I think it is a little excessive in expectation, because it will be unforced for a short period of time or not at all.
@sterlingmarshel6299
@sterlingmarshel6299 7 күн бұрын
That's what the zone bans are meant to do. It would help if you read the whole law to understand. They simplified the law in the video. It's intended to give the police the ability to arrest repeat offenders, drug dealers, and lifelong criminals. That is the point of the "ban". Residents and businesses are the heat of Seattle NOT criminals and drug users

I don't see how this is enforced effectively. Seems like it's creating a lot of red tape for an already over worked system.

As a boomer, I didn’t think housing was cheap in the ‘90s. Paid $130k for my first house in ‘96 and it was smaller than the house my parents bought in ‘74 for $35k. In retrospect of course, yeah, housing was cheap in the ‘90s

It will be interesting to see how the changes in compensating realtors affects things long term. As an older (age 67 buyer) and going back to 1980, I've bought and sold homes eleven times to-date - mostly in Seattle, but also in Arizona and Idaho. All but two of those transactions used a buyer's agent. Here's there rub. Over the many transactions I've experienced as a buyer and seller, often I have not ended up buying with the first buyer's agent I tried out. Sometimes it was the second or third buyer's agent that jelled. I have had agents that performed up to five transactions for me, so once I found someone I liked, I was comfortable using them again. But agents come and go, and may not be around a few years later when you get ready to sell. I've also had inexperienced buyer's agents that did not hustle, or look out for my interests (over their own). The idea of signing a contract for a buyer's agent therefore puts me off. What do I do if I don't like them after I see how they perform? What happens if they go on vacation (which would be normal), but my house pops up when they are gone? The alternative is not much better - pay a fee to see a house?

The first-time home buyers' credit may work for some buyers in certain parts of the Country. There are first-time homebuying programs in most states that are not advertised enough. The idea of people overbuying is not relevant if the mortgage lender does their job and qualifies them for the home than can afford. It has always baffled me that gross income is how lenders/real estate agents qualify people for homes when payments are made with your net income.
@ahomeinSeattle
@ahomeinSeattle 15 күн бұрын
I have to tell clients that pre-approval will most likely come in higher than they want to spend. Lenders are just following guidelines set by conventional loan regulations and it's important to understand all aspects of your finances when deciding how much you can afford. I think the credit could work in some areas, there are already programs out there offered by banks and granting organizations that work pretty well.

I've never technically lived in Seattle proper but I've owned homes in Renton, Redmond, Edmonds and now Sequim and I specially did NOT move to Seattle because of the Seattle public schools. If I was thinking about relocating to Seattle I would love to see some videos about Public, Private & Charter School in and around the Seattle area as this was always the #2 reason consideration when buying a new home, for me. (Maybe you've already done one and I missed it.) ps: I love having the Family video's, reno video and Airbnb videos mixed in with the Seattle Real Estate videos - It illustrates that you definitely "put your money where your mouth is' because you don't just SELL SEATTLE you LIVE SEATTLE - I like that. And to address your question - NO, I don't think the President can address the housing crisis because the housing crisis is EVERYWHERE and in almost ever country (just look to the north across the border. Same problems!) I am afraid the government meddling in the housing crisis might set off a whole slew of 'unintended consequences.

I’m meh on VP Harris’s $25k first time buyer idea. I agree that it would be inflationary. Maybe if I were a first time buyer, I’d be more excited. I think HUD could move the needle on supply by tying funding to state/local laws that break up single family zoning protections. Minneapolis is a great example there. I’m still an enthusiastic Harris/Walz supporter both on their merits and because I cannot abide another four years of the orange hobgoblin.

The reason this law suit exists is because of the monopoly bs realtors have. I personally got screwed by my buyers agent. I have bought and sold 4 houses and most of the time I only see fraudulent realtors. There’s good ones out there but its a needle in a hey stack
@ahomeinSeattle
@ahomeinSeattle 15 күн бұрын
That sucks, I'm sorry! I've worked with a handful of really good realtors, but agree, that's not the majority. I just think we should make it harder to get a real estate license and that would fix a lot of the issues.

Love the channel. Great mix of Seattle eateries, boutique coffee shops, parks and trails, learning the atmosphere of the neighborhoods, various home designs (craftsman, modern, ADU, ...), and real estate. I'm glad we've got more than 1 week of inventory, compared to a few years ago, and that gives you more homes to film and also gives potential buyers a bit more hope, but also gives you more room on your channel to focus on the things we can control, and what home ownership means--like building a garden or a walking path or upgrading a shed or reimagining a fireplace, or just rearranging the furniture and adding a little paint. I appreciate these "controversial" videos too. Yeah, it seemed like my buyers agent didn't do enough to earn her commission. Driving to a few houses to unlock the door, then writing an offer on 2 homes (and screwing up the paperwork pretty badly), and failing to feel out the competing offer situation to protect our escalation clause didn't feel like it was worth the $25k buyers agent commission. You two have demonstrated what real estate agents *should* do for their clients, and you *earn* your commission both as a buyer and seller agent.

I live in West Seattle. Moved to this neighborhood directly from Chicago. We considered other neighborhoods (Ballard, Freemont, etc.) but ultimately West Seattle was the winner for us. It's less congested and claustrophobic feeling (for me), a great mix of people at different stages of life, safe, and like you said - a TON of amenities. It was hard when the bridge was down, but even then, I still wouldn't trade neighborhoods. I have access to the rest of the city within a 5 minute drive to the bridge. I will never leave.

Warning! The dark side of HomeExchange! One week before my arrival date, my host cancelled my reservation for no valid reason. I had purposely booked something within the city limits of Stockholm, because all my engagements were in the city limits. HomeExchange then sent out inquiries (after I had written to them 5 times) to other properties around Stockholm and got 1 possible answer. The only problem was that this property was over 30 km (19 miles) outside of the city limits, where I would have to travel by public transportation more than 1 hour to get there. I would also have to travel through some very unsafe neighborhoods to arrive at this location. Travelling through these neighborhoods at night is very unsafe, especially if you are a single woman, so naturally I could not accept this arrangement. HomeExchange then informed me that they had offered me a place and I did not accept, and therefore they were not going to reimburse me for hotel expenses. This is the truth and people need to know the truth. HomeExchange hides behind their corporate fine print, saying they have the right to find another exchange location that is within 50 km (31 miles) from the original reservation. It is all fine and dandy until your host cancels, then you are on your own, this the dark side of HomeExchange. I had been a loyal member of HomeExchange for at least 5 years, where I have paid my membership fees on time and had done several successful exchanges, but I am now going to cancel my membership. I have not been treated well.

after many years traveling I've come to learn that trying to fit in too much stuff never really works. it stresses everyone out, especially little ones. You can't see every corner of a place like NYC even in a week.... I would have been cool hanging on the UWS and really absorbing everything there, and the Park and all that rather than trying to cover so much of both Manhattan and Brooklyn.... Pacing....

I think having 2 channels is interesting because you can tell different kinds of stories. I’m from NYC and lived in Seattle from 95 - 00 and again 06 - 09.
