Why do you go out 30years? Just do the $200 a month in investments and after 24 years pay off your mortgage with the money you have been investing and use the rest of the money any way you want.

One thing to mention - many people have mortgage rates less than 3% - at that rate, it almost always makes sense to invest instead of paying off the mortgage.

Me too, saved about 200,000 USD on interest to the bank, lowered the risk of interest fluctuations, payed off 14 years earlier than the 20 years loan.

You forgot to account for the 80% stock market collapse and the 50% real estate implosion coupled with 100 grand in maintenance costs and the serial refinancing people do in order to use their home like an ATM to finance profligate spending. Also, it’s going to be really hard to pay off a house and/or invest without a job. 😅

Its beyond me why the loan didnt drop in worth as well. All the tools that said ot was worh X at the time are the same tools that say its now Y. Especially during that time when all the banks were bailed out. Its a scam.

Your equation for Payment History % is ***way*** off. The true general formula is ( [number of prior payments] - [number of late payments] ) / [number of prior payments] = PH%. In the example used in the video, that means (120 - 3)/120 = 97.5%. Using the formula that you give, we would get the result 120 - (3/120) = 119.975%, which makes no sense at all. (The Payment History percentage cannot be above 100%!) Careful use of parentheses in formulas. It's a thing.
