How do you not need a job for the dscr loan, but you have to have income coming in that’s greater than what’s going out.😂 That’s don’t make sense. How do you get income coming in without a job?

What are the differences between saving cash for home purchase/downpayment vs using a 401k loan when you're ready to buy a home? Is it a wash?

Yeah it's probably a wash. With a 401k loan, you're borrowing against your own savings. Might be easier to just save the money separately and earn interest on it as opposed to taking a loan. Great question!

If you currently own the property, yes it does. If not, it would be based on the market rent from a rental survey.

Very informative, thank you. Question. My husband was laid off. We have a new build ready in a couple of months. If we can't sell this current house in time I assume banks won't loan to people without jobs, HOWEVER in a bridge loan does the collateral of the house qualify? We have a ton of equity in our current house and the new house is a lot less expensive, by almost 1/2.

Credit is still checked, sometimes just a soft pull depending the lender. Closing in LLC doesn't usually report to credit bureaus.

Good evening Jeff. I live in southern California and good deals are hard to come by now. I've been looking into out of state deals, somewhere more landlord friendly. A couple quick questions; Do you do loans in all states? Would you be able to recommend a realtor agent in other states? Last, can I purchase using a DSCR loan without ever seeing the actual property in person?

Yes I do loans in all states and have some Realtor connections for you. California is really tough market. And you can definitely buy without ever seeing the property.

Yes with refinance, usually closing costs are taken out of the loan proceeds on a cash out. The only cost prior to closing would be the appraisal fee.

Yes you have options. There are some lenders that allow 0.8 dscr and even some that are no ratio. 👍

Can someone indulge this scenario: 1. I’m buying a new townhome, and I am able to put down only 5% with NO PMI required. Would this get me a better interest rate than putting down 20% down or the opposite? 2. If I get favorable rate with 5% down then I pay a lump sum (recast) to bring my monthly payment down. Would this be favorable financial strategy in the long run?

Great questions. I'm not sure how your not going to have PMI on the 5% down, unless it lender paid in which case it would be built into the rate (so higher rate). I've used this exact strategy a few times and it really depends on market conditions. Sometimes the rate at 15% down is slightly better than the rate at 20% down. Sometimes it's not. If if is, you could use the strategy to do the 15% down first and then a month or two later, recase the remaining 5% to eliminate the mortgage insurance.

Is the strategy something that I can be transparent with my lender on? So I can get the best rate for me or will they use this information against me if I communicate my strategy to them?

i got my 1st home before covid with fha ..it now has 100k+ in equity . i want to purchase a quad/triplex...live in one and rent the rest. is it best to do a cash out refi into conventional and then purchase the multi unit property under fha or a heloc loan? it has a 4% intrest rate but i dont mind losing it as i need some of the equity for fha downpayment on multifamily property
