It’s such a beautiful property. The house is beautiful. We love it here. There’s some names written in the concrete on the back patio from 2000. Can’t really make out the first names but you can read your last names. I still have the saloon doors in the attic. I think they would be fun for a treehouse or play house one day!

Man, that’s what we are looking to build for a small Church we are working on, me and my wife. We live in El Paso and so far the companies I have contacted for a quote haven’t called back. May be a small job for them. Any idea or suggestions would be very appreciated. It probably wont be as high as yours but that’s the dimensions I’m looking at, 40x60. I think it’s getting hard for contractors to find workers lately. That’s what I’ve heard from a couple contractors around here. But the height wasn’t that much of a difference to go that high. I think it was just a few thousand dollars extra to go that high instead of 12’ walls. I’m so glad I did so I can build a couple bedrooms and storage loft upstairs.

Building at the top of the stock market bubble, top of the real estate bubble, and top of the building materials bubble does not equate to sustainable $1 for $1 increase in equity. You will likely lose the entire value of the building in equity over the next 2 years as the bubble deflates. But hey you will have a nice building! Cheers!

Very informative and eye opening. I built a 40x60x12 in 2018 and spent around 75k. I also did the foam and HIGHLY recommend it. My foam was $9600 for 3" ceiling and 2" wall. I did not do bathroom. And doesn't include electrical as I did it myself.

2,400 sq Feet = 222.9 sq metres at US$501.21 / sqm or AUD @ .7USD = AU$703.55 / sqm (bit dear) then plus another AU$35,000 for local Council building permits and their other fucked charges.

We moved here to get away from the big city. Tyler is small town living with big city convenience. It has a lot of growth right now but still a lot of room for growth. Hopefully it doesn’t grow too big though.

Thanks for the break down of costs. I am in SW Virginia and started putting up a 40x60x14 red iron building in the fall of 2019. Because of rain delays, covid, and a lead contractor that became worthless, we finally finished it in the spring of 2021. My costs were similar to yours. Some stuff cheaper, and some stuff more. I think I am at around 100k for mine. Biggest issue I ran into was nobody around me wanted to work. Finding worthy subs was a nightmare. Only god send was the electrician I ended up using. He was awesome and let me help to save money. I put in a 400 amp service, so the big wire and components were expensive.

That was a problem here too. Finding workers that wanted to work. This was the time when people were being paid to not have a job so who could blame the workers. I’d rather collect a check doing nothing Instead of working my butt off for the same

I have been getting bids on having the exact same shop size installed on my new property. I am so sorry to tell you, Slab and metal building, same doors etc, grand total around $50K now. So yeah prices have came down. I am however now looking into a pole barn with a local lumberyard rough cut lumber. They are saying I can do it for half the cost. May be the area (southern GA) as to why we are cheaper, more poor folks here I guess. Concrete is only 16K. Plumbing and Electrical I am doing, including interior. All that said. You have a perfect shop sir. Will had huge value to your home.

It was a terrible time to build lol. But at the time, who knew what prices would be like in the future. But thank you for the compliment. I love my building and you’ll be sure happy when you get yours. Hopefully you don’t have delays because of folks not wanting to work or not being able to get supplies. When I poured the slab they were at the beginning of a concrete shortage throughout Texas. Good luck!

I did all the other projects around the property. And I’ll be building out the inside of the shop this fall. . I just needed to have it built pretty quickly and I didn’t have the time last summer to build it myself. A small house would be great as long as you have a big shop!!

I build my 40x60 steel building in 1989. $15000 for the building with 2" fiberglass insulation in the ceiling and $2500 to erect it. With the slab, doors, electrical and plumbing, for a bathroom I have about $30 k total in it. Amazing how much things have went up!

Thank you for this video, question for you concerning the Insulation I know some metal buildings you can buy/pay for Insulation to be added I believe it's just a sheet membrane that they install. Did you do that as well and can be close cell foam insulation be sprayed on the top of that or did you have your sprayed directly to the matter. Definitely want Insulation just trying to figure out best way to have it applied/installed

I didn’t have the membrane on the panels so I’m not sure if you can do the foam on top. But a couple inches of just the closed foam on the walls and ceiling seem to be sufficient. I don’t think having that extra insulation would make much of a difference. I’m very Impressed with just using the spray foam, even in this hot Texas heat!

The new garage we will be building similar to your size will be in the mountains in North Carolina highest temperature so far is 70° on the property, and like yourself not wanting to be trapped inside in the winter time and want a place to piddle and work

I'd have to live in that building, just me and my wife. I can do the plumbing, electrical, carpentry myself as I have alot of experience doing all that and I was a licensed electrician. I would go same size but do a pole barn and house, shop would all be under one roof.

The size is actually pretty big inside. 2400 sf. And it’s tall enough to do 2 story. But if you want to do one story it wouldn’t be too much more to go a little bigger. I don’t think it would cost too much more to go bigger.
