How much did it cost to build my shop, 40x60 workshop price breakdown
I wanted to talk about all the costs of building my 40x 60 workshop, and I breakdown all of the associated costs that may not be on your initial estimate. Some of the different costs associated with building new shop; contractor, builder, electrical, plumbing, supplies, lighting, concrete slab & dirt work, any necessary permits, water and sewer hook ups, and drive way to name a few, I didn't consider all of these items when initially pricing out my shop. I still have a lot of work to do to the inside, such as building rooms, a loft, a bar/kitchen area, and a storage area upstairs. Its tall enough to have some upstairs living area in the back of the shop. All of that will come over time, but for now we can use it for all of our projects around our property, and a play area for the kids. Here in a couple weeks I will do a tour video of the shop and give more details about it. I hope this video is helpful to anyone looking to price out a new shop during this pandemic. Also, good luck finding a lot of the supplies needed for building your shop, and I hear contractors are having a hard time getting workers, so you may have some delays. I didn't mention the cost of the asphalt drive way because technically its not a cost to build the shop, but its something you may need when considering a shop. I paid $20k for all new asphalt driveway to the shop and replace the existing driveway to the house. I built a 40x60x16 garco metal building w/ a 3:12 pitch. I used the thin foil insulation inside which I scored for about 90% off (reflectix). Did the excavation myself on the slab and permitted it as I was able to borrow a backhoe for a year. I took out a $25k loan and did the rest out of savings - it took me a year to get it done once started. All in just under $50k including electrical which I dug a 200' trench and ran 200 amp aluminum for power to an existing 225amp service. I bought my own manlift to run wiring inside and install the rollup doors. I was fortunate to get the building erected for $7500. The concrete work and labor to do the slab cost about $14k, which included the pump truck. This was about 60 yards. Building package was $22k at the time (2015) w/ two 13' rollup doors and a single man-door. For 2022 I think you did really good at $111k to get this thing up and nearly done. I stubbed out the bathroom for my shop but haven't finished it 7 years later. I am in Northern California. The final product turned out pretty good. I installed 8000 watts of solar on the roof which feeds the main panel that is shared to our home. What drives me crazy is that at one time, I could put six vehicles inside. Today I can't get more than 3 inside with kids bikes, mowing equipment, etc. I might convert part of the barn to an ADU at some point as I am in California for my business.

Cost of materials in the estimates I was getting was around 100k. And the total price for the building was 225k. 60x80x16. Labor is outrageous.

Thanks for the break down of costs. I am in SW Virginia and started putting up a 40x60x14 red iron building in the fall of 2019. Because of rain delays, covid, and a lead contractor that became worthless, we finally finished it in the spring of 2021. My costs were similar to yours. Some stuff cheaper, and some stuff more. I think I am at around 100k for mine. Biggest issue I ran into was nobody around me wanted to work. Finding worthy subs was a nightmare. Only god send was the electrician I ended up using. He was awesome and let me help to save money. I put in a 400 amp service, so the big wire and components were expensive.

I started looking at a 60x80x16 in early 2022 and was getting estimates of 225k. I'm in southern Indiana. But finding workers here is just as bad. I can count on my electrician, because I am an electrician and will do all that work myself. But with interest rates rising and the absolute insane price to begin with, I just decided to scrap the idea for awhile.

That was a problem here too. Finding workers that wanted to work. This was the time when people were being paid to not have a job so who could blame the workers. I’d rather collect a check doing nothing Instead of working my butt off for the same

Very informative and eye opening. I built a 40x60x12 in 2018 and spent around 75k. I also did the foam and HIGHLY recommend it. My foam was $9600 for 3" ceiling and 2" wall. I did not do bathroom. And doesn't include electrical as I did it myself.

I build my 40x60 steel building in 1989. $15000 for the building with 2" fiberglass insulation in the ceiling and $2500 to erect it. With the slab, doors, electrical and plumbing, for a bathroom I have about $30 k total in it. Amazing how much things have went up!

That’s amazing, I know it’s hard to bring projects in at estimated cost. With the price rise of materials. I think you did pretty good. With you doing a lot of things yourself you saved a lot of money. I know my kitchen remodel ran about $10K what was projected. It would be a mistake not to do all you wanted.

Thank you. I was waiting to do a tour until the end of summer when I had the inside built out. But just like everything in life, it didn’t go as planned. The interior buildout is on hold for now until I can get some time to do the work. But I will do a tour In the next couple weeks

I have been getting bids on having the exact same shop size installed on my new property. I am so sorry to tell you, Slab and metal building, same doors etc, grand total around $50K now. So yeah prices have came down. I am however now looking into a pole barn with a local lumberyard rough cut lumber. They are saying I can do it for half the cost. May be the area (southern GA) as to why we are cheaper, more poor folks here I guess. Concrete is only 16K. Plumbing and Electrical I am doing, including interior. All that said. You have a perfect shop sir. Will had huge value to your home.

It was a terrible time to build lol. But at the time, who knew what prices would be like in the future. But thank you for the compliment. I love my building and you’ll be sure happy when you get yours. Hopefully you don’t have delays because of folks not wanting to work or not being able to get supplies. When I poured the slab they were at the beginning of a concrete shortage throughout Texas. Good luck!

I'd have to live in that building, just me and my wife. I can do the plumbing, electrical, carpentry myself as I have alot of experience doing all that and I was a licensed electrician. I would go same size but do a pole barn and house, shop would all be under one roof.

The size is actually pretty big inside. 2400 sf. And it’s tall enough to do 2 story. But if you want to do one story it wouldn’t be too much more to go a little bigger. I don’t think it would cost too much more to go bigger.

We moved here to get away from the big city. Tyler is small town living with big city convenience. It has a lot of growth right now but still a lot of room for growth. Hopefully it doesn’t grow too big though.

That's about right except my shop is 40 x 64 with 14 foot sidewalls, insulated, steel inside as well. I also have 440 v, 400 amp 3 phase power bus bars etc. I built mine back in the 90s however and it came to about 100k.

Yes I am. I wanted to get it all set up on the inside before doing the inside tour. I can never get to it, so I may just do a quick video to show the interior now, and then another video whenever I complete the interior set up.

Thank you for this video, question for you concerning the Insulation I know some metal buildings you can buy/pay for Insulation to be added I believe it's just a sheet membrane that they install. Did you do that as well and can be close cell foam insulation be sprayed on the top of that or did you have your sprayed directly to the matter. Definitely want Insulation just trying to figure out best way to have it applied/installed

I didn’t have the membrane on the panels so I’m not sure if you can do the foam on top. But a couple inches of just the closed foam on the walls and ceiling seem to be sufficient. I don’t think having that extra insulation would make much of a difference. I’m very Impressed with just using the spray foam, even in this hot Texas heat!

@@backyarddad1544 yes I'm in Dallas right now 41 days of over 100° weather and I know you're just east of us. The new garage we will be building similar to your size will be in the mountains in North Carolina highest temperature so far is 70° on the property, and like yourself not wanting to be trapped inside in the winter time and want a place to piddle and work

Building at the top of the stock market bubble, top of the real estate bubble, and top of the building materials bubble does not equate to sustainable $1 for $1 increase in equity. You will likely lose the entire value of the building in equity over the next 2 years as the bubble deflates. But hey you will have a nice building! Cheers!

Thank you Chris for the information! Contacted a local metal builder and got the prices for an 40x60 and 40x80. Plan to have some living space on it since the building in going to be in a land preservation property that I own to try to imptove our local enviroment an habitat for deer and turkeys. I am very close to retirement and enjoy the outdoors and keeping active. Soo de questios is: Do I go with the 40x60 which I like base on what Isaw in your video, or 40x80. Thanks again

The 40x60 is a great size, but it fills up quickly. I wanted to use it for storage, a workshop area for working on cars and projects, a rec area for the kids to play, and a bar area for hanging out. I will end up building a walled off carport off of the side so I can store my yard equipment and park my truck. I think it will be perfect size once I get some of that stuff out of the shop and into the carport when I build it. So I guess the question is, do you plan on storing a lot of stuff in it? Did you do any of the work yourself as far as out door construction? It is a great looking building, I also favor the 40x60. And here in West Texas think I will be adding a thicker coat to the walls. Wife only wants a small house but said I could have a big shop!

I did all the other projects around the property. And I’ll be building out the inside of the shop this fall. . I just needed to have it built pretty quickly and I didn’t have the time last summer to build it myself. A small house would be great as long as you have a big shop!!

Man, that’s what we are looking to build for a small Church we are working on, me and my wife. We live in El Paso and so far the companies I have contacted for a quote haven’t called back. May be a small job for them. Any idea or suggestions would be very appreciated. It probably wont be as high as yours but that’s the dimensions I’m looking at, 40x60. I think it’s getting hard for contractors to find workers lately. That’s what I’ve heard from a couple contractors around here. But the height wasn’t that much of a difference to go that high. I think it was just a few thousand dollars extra to go that high instead of 12’ walls. I’m so glad I did so I can build a couple bedrooms and storage loft upstairs.

2,400 sq Feet = 222.9 sq metres at US$501.21 / sqm or AUD @ .7USD = AU$703.55 / sqm (bit dear) then plus another AU$35,000 for local Council building permits and their other fucked charges.

But the older I get, the more financially stable I am, and I just want to leave for work and come home and see progress. Doing nothing is an awesome luxury I wish I had! So I envy anyone that is able to do that.
