You won’t save a dime and most probably end up spending more listening to this fellow? Best to have qualified people do your work. Small things like interior & exterior painting could be done, but let the professionals do your work from the git go.

My house I bought in Vero Beach, Florida was purchased for 150k in 2015. 4 bed 2 bath 1950s home 1650sqft 1 acre lot. Put 20k into it doing 75% of the work myself. Sold only for 195k with some dumpster fire realtors. That home sold for 450k last year 😭 All the new homes down here these guys literally pop up in 3-5 months. 3/2/2 CBS on 1/4 lots. These builders are making CRAZY DUMB money and the work isn't even that great.

Personally I would save money and not put in egress windows. Especially in this house that has basement windows that are not underground. I have had 4 homes built with full basements and not once did I put in bedrooms or even plan on it. I plan to build a house in 2025 and I still can't figure out which foundation I want. I like them all for different reasons. The only thing I like about slab is the solid feel.

If you're going to purchase a new home, don't. Most are made like garbage. If you GC the project it makes sense. Otherwise, meh.

Great break down of the costs. For someone who just calculated a few conctrete walls (forgetting the wooden floor for the entry level) this might come in as a surprise. But paying just 25k for an extra level of insulated multi purpose area (unlike an outside shed). This sounds like a bargain.

So how about this. I actually build homes. I do most of the work myself. I will employ a tradesman now and again to do things I just dont want to do. My last build was a 2500 sf 3/2 with double garage. 63,500 was the cost and my time. You do the math. You want to really save money learn skills.

Good points to consider, and a lot of great comments and responses. I'd have to lean towards ICF especially now that lumber prices have skyrocketed. Long term on a custom build it will be very beneficial and sell price will reflect. But those who are doing short term ownership to flip and build equity, go with stick build. ICF would not be my choice in a dense build subdivision.

Good luck, if you haven't got experience or a friend who is a GC that you can ask Then you need a good GC. Labor cost is the killer these days, a lot of these subs want over a $100 hour, if you can find someone reasonably priced that can do many things then you are in a better position to save money. I think he is talking track house prices, I am rebuilding now and am a GC and just framing material on less than 4,000 sqft houses was over $90,000, stick built no trusses, high ceilings, no 8' walls.

The drawback of fixed contract is the builder will not provide you with line by line item, so you can see exactly what the builder is spending your money on. He could buy the cheapest materials to keep the cost of the build within budget, and you’ll never know unless the builder is one of the few who’d be willing to be transparent. But he has no incentive to. With cost plus, the builder is usually much more willing to be completely transparent and you can determine exactly where your money is going.

Home builds remind me of where I was just a few years ago, no savings, no IRA, nothing.Thought owning a home was out of reach. But after three years of hard work and smart investing, I grew my savings to $350k and finally bought a home. If I can do it, anyone can. I build homes, but land has been the killer for me being able to build my own. I finally found a 2 acre parcel with a 1560 sq. ft. brick home an hour east of Dallas, and they fit 5 bedrooms into it and 2 baths. I'll add onto it eventually, but it was $225k and built in 2012, so not too old. It's actually built pretty well. Definitely a good time to be looking around for a deal.

Not sure why people put the HVAC air pump in the basement where the cold air is. This always felt dumb to me. The cold air will settle there anyway and you want to cool the hot air that will be on the upper floor. Not sure if its a weight issue, but the intake at least should be where the hot air is going to accumulate. This is look putting the heater vents at the highest point.
