I just finished estimating my new build here in north Texas. Depending on where we end up on the final kitchen and bath finishes were landing between $118-125/ft for a 2500' home. Obviously that's the owner/builder route, land, electric, septic, and well are already installed and paid for.

How did you find out exactly how and where to install the septic without the house being built yet? I would love to get all that done prior to the house build just as you have.

@@alphabrett2502 Kind of a long story born out of necessity. We're living on site in our rv while the house is being built. We needed the tank near enough to the RV for ease of use. The house is up on a hill, tank and rv down the hill a bit. The long and short of it is the hill is too steep to simply run a pipe from the house to the tank, we'll put a solids tank up near the house and a pipe to the septic tank from there. Bad news when the liquids outrun the solids. That's the quick and dirty of why/how we did it.

Also steel prices for rebar came back down to 2018 levels. I do not know how it applies for 20-18G steel for steel framing but those should come down as well. I got some pricing for a full house (4500sf) steel frame panelized package, from floor-roof trusses to every single stud and track, perimeter load bearing and interior walls, and it was very interesting. More expensive than lumber, but still less than ICF once you add mineral wool inside out and sheathing.

My husband owns a plumbing company they do residential and new construction, plumbing supplies are also extraordinarily high compared to normal and have yet to lower

My take u might not like it: I took a trip south of the border to check on differences... -brick n mortar thru and thru for $35/sf vrs US $250/sf to $750/sf cardboard boxes with sticks... -what have we done to ourselves? How did we get to this point?

Build costs in my area are $450/sq or so and ensure that the cost to build + cost of land well exceeds the resale value of the completed home. In short, upon completion of a new home build in my area the homeowner is virtually guaranteed to be underwater in the home. Maybe that's ok for a dream house scenario, but it's not very enticing to build much of anything else here in a falling housing market. In today's environment, I won't feel bad for the builders as they feel the real pain that's coming for them.

You have to live near a huge NE city or SF or LA. The Biden inflation which is his handlers because he’s senile but nevertheless it’s out of control totally but I know building homes pretty darn well and I don’t know any place to where you would pay $450 per square to build. I have heard 135 to about 300 but that is about anywhere in this country unless like I said it’s a very upscale fancy luxury home or it’s near as I said aforementioned
