I love your channel. I found you last year and I'm excited about this house. I am concerned about the plumbing you moved. It looks like you notched out a structural floor joist. Not only that, but right where the bathtub is. You may consider sistering the joists where you can. That's a heavy load. Everything else is looking great!

Thank you for watching and glad you're enjoying! I notched about 1.5 inches out of the top of that joist but that joist is only 24" long - it runs perpendicular to the main floor joists. The main floor joists run parallel to the direction of the bathtub and are 16" on center. Those floor joists are actually a true 2"x12" so I felt pretty safe about taking a bit off the top. Good idea with sistering the joist- I have also noticed a lot of older houses don't use hanging brackets when floor joists intersect so I have added those before.

I check the normal sites frequently and have a few agents who send me deals (they know I like the older places that need a lot of work). This house was actually a private sale where the owner approached me. I was working on another place next door (FULL house reno is 31 days video) and we struck a deal!

@@johnvatistas6569 the metal hardware I used is from Lee Valley (bed rail fasteners). The screws I used were stainless steel #8 3/4 inch to hold them in place. Hope this helps!

@@remus.sebastian I build this bed to fit an existing queen sized mattress. The interior dimensions were 61x81 which gave the mattress a bit of wiggle room. As for the height that was also based on the thickness of mattress so the finished bed height was what the client wanted. I would suggest checking out Four Eyes Furniture. @@leilahmartin2138 thank you! I was going to have the sink infront of window but then there wouldn’t be enough room for the stove to go beside. Ultimately I decided that this layout (with the cabinets on both sides) would offer the most countertop space and storage! The “wood” in the kitchen is actually a vinyl peel and stick product. It’s super durable, affordable and looks amazing!

I am a woodworker and was browsing youtube to see what size pasta boards people were making. I need to make myself a pasta board and wanted to get an idea of a typical size. I enjoyed your video and that is a good size board! I do want to make one comment about the construction of the board. You obviously are aware of the issue of wood movement and you address it in your video. The idea of using a larger slot for the biscuits is good and mortise and tenon would be even better, as you mention, but putting glue along the whole edge is a mistake. By gluing the whole edge you are locking the bread board end to the middle boards and eventually the glue line will fail and that defeats what you were trying to accomplish. You should only put glue on a small section in the middle of the breadboard end and pin the outer part with dowels, for example. That will allow the center boards to move independent of the bread board end. Hope this helps you in the future.

Thanks for the suggestion - I will change how I glue the end pieces on. I made one with a mortise and tenon joint but it took a long time getting the fit snug (all I have are handheld routers. What I need is a router table or table saw lol)

I love the original baseboards and mouldings. Is there a reason you didn’t just leave the corrugated metal tube in place and pulled the new wire through there? Is this a room rental place? Just curious why you closed off the living room and dining room off.

Thanks! when you pull wire through metal conduit there are codes to how many can go into certain diameter tubing. In this case I wouldn't have enough room to put the new 14/2 through the tubing. I added the room because the third room upstairs was pretty small. This location has mainly students so that is why I prioritized another bedroom over living room. I can always remove those dividers I put up and re-open the space if I rent to a family down the road! Banks don't like when you rent individual rooms so I find a group and have one lease for each unit.

A lot of it is from watching youtube... I follow a lot of builders haha. Framing I developed growing up just building tree forts and other things. Electric has been through some friends who are electricians and learning about the codes when the inspector comes. Plumbing has mostly been youtube. Gas and HVAC I have some buddies in the trades who do that stuff. Tiling, drywall, taping I also learned from youtube!

You said you made the living room or dining room into a bedroom...but I didn't see another large sitting room/ living room? Did I miss it? The small room next to the kitchen is tiny..was that supposed to be the new living room?

Yes room next to the kitchen is the new living room! The walls for the new bedroom are easy to take down and I could re-open the space back to its original layout!

I would not use ceramic tile on the kitchen floor. Iwould be vinyl laminate.

@@jerrywoodlee2345 I actually used vinyl peal and stick flooring for the kitchen! It’s super durable, easy to replace and cheap. I generally try to use porcelain tiles in any environment that will have moisture or water

The moulding, around the floors are beautiful. I hope that the small fire convinced you to always have a couple of fire extinguishers on site. That could have burnt down your house. Unless the tub was brand new why would you do all that tile work. It didn't look new and reglazing them only lasts or a year or so. Tubs like that are cheap.

Thank you, hard to find 10 inch moulding these days! Good point- I should have an extinguisher with me when soldering at least! Looking back I should have just bought a new tub or re-coated it. What I have done before (and actually doing right now on a new rental project) is coating the tub using a product called Epokel 2K. It creates a chemical bond to the old enamel covered cast iron tubs and looks amazing if done correctly. I like the rigidity and feel of the old cast iron tubs hence why I am re-coating and not just buying a new one. What I plan to do if the tenants move out is do the re-coat of the tub (and paint the stairs) then. I would just have to remove the first caulking joint and then pour the epoxy re-coat.

Looks great but next time pick out the 5 gallon size from the big box store and stick with an off white color for everything. Maybe semi gloss for the bathroom. That way it is always easy to repaint. You can even do the ceiling the same and just spray and roll everything. Make your life easier as a landlord.

Great idea! Because of the time constraint on this project I was seriously considering doing that but I personally really like trim that accents a wall colour. I realize tenants don't care and im sure I will eventually switch to one colour for everything. I do use the same wall colour everywhere, special ceiling paint in bathroom ceiling and then semi-gloss white for all trim/doors. I use the same paint over multiple projects so hopefully if I need to patch it will match

I don't think it would make a difference in what you could get for rent. Thanks for taking the time to respond to an old lady who thinks she knows everything but your little fire scared me. LOL Keep a piece of metal, like a cookie sheet handy, to slip behind any torch work.

The York furnace I had installed is pretty high end but not sure about the AC unit. Where I opened walls I added insulation but you are right- most of the structure doesn't have insulation inside. There is about 2 inches of insulation around the exterior under the siding (2 sides) but none at the front of the house behind the bricks.

I did some summer landscaping jobs, a bit of roofing but most of this stuff I learned from youtube! I watch a bunch of builders, plumbing, electrical, etc. I also watch and learn from anyone who comes to my jobs (like my drywall buddies, gas guys, hvac guys, inspectors, etc)

There are lots of different ways to do tub surrounds. What I did here was vapour barrier, hardibacker, tape + mud seams & screws and then tiles. you can also do densshield, tape + mud seams & screws and then tiles. You can also use Schluter products like kerdi-board
