I dont think LA is on there! They are pretty old school. Even their applications are print out and mail in. I had to take courses on a platform i never seen before

That is at least 5-10 years of neglect that house has seen. You expect people to treat your property with respect when you don’t even treat it with respect. I don’t know what kind of area this house is located in but if it is that hard to get and keep reliable tenants, there is more then just location that is the issue. Time to kick them out and get to ripping things out. Lots of work to do. All the best to you

Some people have zero shame or empathy. The only thing to do to keep your house safe is move in or get a reliable tenant long-term. Check references, work employment and do a background and credit check. In their \contract make it say somewhere after a 24 or 48 hour written warning you may go in at anytime to inspect or set it up for inspections every 4 to 6 months. Get to know all your neighbors so they can let you know if something doesn't look right or install cameras on the outside for your protection.

Thank you for this video. I didn't know it was a thing until a friend of mine contacted me about a house in N. FW. The story changed some much about this house that I had to look it up for myself. The person advising the home didn't own it, it belonged to a corporation and last but not lease they were asking potential tenants to send the deposit via cash app (major red flag). I advised not to mess with homes that are not listed in the MLS.
