片中尾段提及學告簽証必須購買OSHC保險,當需要入院治療,醫院是由保險公司指定, 個人並沒有選擇權,可是接著又 建議購買澳洲(規模最大那兩間保險公司),原因係同呢兩間保險公司合作的醫院多過一般其他保險公司,因為有較多醫院選擇, 是否有點矛盾? 是否本人誤解了,還是閣下還沒有交代清楚呢? 可否請解說清楚!

Thanks for reply. But the Australian economy is not that good also. 1 Australian dollar = 4.67 rmb at the moment So when rmb go down next year. Any idea how much we will see ? 1 Australian = how much rmb?

The Chinese Restaurant 潮粵 you mentioned is hopeless. When they opened several years ago before the Covid pandemic, I went there just a couple of times with friends. At one time, we ordered a hot clay pot with roasted pork 燒腩煲, what we had was all fatty pieces. My friend knew the owner, and he made a comment to the so-called manager, if there was one. The Kitchen chief's answer was that, those ingredients were prepared by a new hand, and no apologies were made. They served rice in bowls, and many of them were not hot. Also, when you walk into the restaurant, it might take more than 20 minutes for the staff to greet you....

同意 網友 @loverdumpling 的講法。 另一方面,一般人也知道,礦石和農作物出口佔大部份。中國係澳洲最大出口嘅買家,而來自中國嘅訂單逐漸減少。你都意會到澳洲嘅收入係點。 澳洲嘅出口和入口的對比多年來都係大約持平。即係有冇錢賺?你可以想像。澳洲工黨想再 繼續資助首次置業年青人買樓,會進一步加大地產泡沫,推高樓價! 澳洲政府好似冇解決方法!

有朋友投資商用物業,每年繳地稅廿餘萬澳元,難道還要打工?投資有道的不為負扣稅,負扣稅只是驢子眼前的紅蘿蔔。自由黨執政不會取消負扣稅,還是寄望Chalmers工黨執政,不是Albanese工黨。

不敢苟同,澳洲經濟產業已經太過單一,就問澳洲有製造業嗎?有工業嗎?馬斯克為何不來澳洲設廠,福特為何離開澳洲,holden為何關門大吉?一個沒有科技与創新的國家是沒有未來的。物極必反,澳洲房價已經大到嚴重影響到了其它行業。如果繼續鼓勵房產投資,說句誇張點的話,那麽以後在大街上你只能碰上四種行業的人:中介,建筑工人,賣coffee者 和無業者。

@@acde9355 所以說,澳洲遲早也會免除負扣稅和資本得利。如果我是政府的話,還會減稅鼓勵創新行業以及製造業,讓更多本來投資房產的錢流向這些行業。其它行業都健康發展的話,同時也會反過來支持房產業的健康發展,而不會像現在這樣,一邊獨大。

澳洲製造業、工業不彰,不是沒有,成因有二,人口不足及環保費昂不利。為何不說車廠關門大吉是因澳洲政府削減或取消車廠補貼?貼錢買工是甚麼邏輯?澳洲農業牧業以致 IT 業皆有出口外地,支撐經濟不一定要靠工業。居者有其屋已足夠,同意不應鼓勵投資住宅物業,負扣稅及增值稅優惠扭曲了住宅供給鏈,貼錢請人住只看屋價會升。幾星期前已有報導雪梨多區公寓價格在過去七年跌幅達15%,投資者可謂賠了夫人又折兵。片主移民澳洲得十三年,當未見過07~08年湧現的銀主物業。

瑞典人口少了吧,只有1千多萬,但是它是全球工業強國。澳洲製造業,工業的缺失的主因是租金貴+人工貴 (這個很好理解吧,房價貴導致租金貴,你人工不貴的話,你讓員工住哪?物價貴也導致人工貴,物價也和房價有很大關係)
