It would be fairly unworkable to have friends to be members of a SMSF. Different objective and different plans. SMSF can borrow money but the bank would not loan 80% of the value of property, and also at higher rate than an investment loan. Within SMSF at a low taxed environment, leverage is not that useful for property as an investment as well. Shares/ETF is better and more liquid invested inside SMSF structure. For investment properties I prefer outside super, because I can use them for negatively gearing properly.

Yes you have to pay Stamp duty Things are very complicated in Australia but with good planning you can benefit from tax saving and end up with a good retirement life
