The name Hanover, springs to mind with this crap. These Duval people were creating dozens upon dozens of paper companies and leveraging one against the other with loans. But of course, like Hanover, when they noticed it was all about to turn to shit, they take out as much cash as they can, hide it away and skip off into the sunset while investors, purchasers and building companies are left broke.

They borrow on the contract signed by the client, so they sell off the plan at $500,000 x 100 units = $50,000,000. They then build the units at $300,000 x 100 units = $30,000,000 borrow 80% of the contract amount approximately $40,000,000 using deposits as their deposits. Then they run out and buy penthouses, lambo’s, jets, boats because they have the NZ TAXATION looking at how much money they have and they forget that there is a &30,000,000 building still to be built. Once it all starts going to shit, it’s every man for himself and if you have been called into the office and got a promotion to a director of the company, well you are about to be their bucket that all the shit is going to get dumped into

I was infrimed to pay a little more than your mortgage it culd be from $100 to $300 if you can and tell the lender that you want that payment to go towards your principal. That will help to pay off your mortgage early.

Thanks Ed, imo criticising competitors often says more about the criticiser. Anyone can find negative stories about other companies (and omit the happy stories those other companies have) whilst omitting negative stories about their own company. Perhaps you have no negative stories? Not criticising just genuinely Interested to know a bit more like whether you categorically know what other companies make out of every property sale? Do you still charge the same $ to developers as you used to? Do you disclose how much that is to your clients? Thanks again.

Our insurers paid for a reinstatement valuation for our house. It was $1 million more than we paid for the house. We’re not flood prone however our insurance is nearly $10,000 a year.

Worst case, half the city/town is flood prone or flood plain. Mean you have the other half to buy. Why do you still try to buy in flood area? Same with other natural hazards. Insurance get tougher and tougher every year. Even new building code with high ground clearance, no one want to sit in a house surround by flood.
